Like marriage, city living is all about compromises. Bigger space often equals the need to carry mace at all times, while a swanky neighborhood means cramped conditions. My husband and I inhabit 700 square feet in the center of Dupont Circle and did I mention I work from home? Every aspect of our condo is designed around creating space and balancing my funky aesthetic with my husband's more conservative taste.
Our living room presented the biggest challenge due to its long rectangular shape. With the kitchen off to one side and the walkway on the other, there was no place to set-up a traditional living area. Our solution? Hang the television against the wall of the walkway and place our sofa in the middle of the room. This had an added benefit. It defined a space behind the sofa used for a dining table, or what has turned into an informal office area for my husband. Since the dining table was no longer serviceable, we needed to fit a large coffee table in front of the sofa without overwhelming the tiny space. The obvious answer was to fill the space with material, but keep it optically clean. That's what lucite's for, right? Unfortunately, lucite did not fit into the traditional décor required by my husband, so we opted for a glass top table with an open iron bottom shelf. The simple iron pattern complements the rug underneath. Though, I've told my husband, if we ever get a second home, all the furniture will be lucite with sparkling multi-colored LED lights on the floor and ceiling. He has tacitly agreed.
We both agreed a bright strong yellow could be incorporated into the living room to give a much needed touch of pizzazz. I found the perfect shade of yellow and painted over an old canvas I found in my grandmother's storage unit. I bought a yellow pillow, lacquered box and an Egon Schiele print. Eh voila, a room full of pear green, beige and black now looked modern and sophisticated.
I carried the black and yellow of the living room into the bathroom and added turquoise accents as a bridge into the serene blues of the bedroom. I have trouble sleeping so I try to keep the psychological and physical fuss out of the room I sleep in. In the bedroom there are no compromises. My husband and I both find the sea foam walls soothing. I discovered two antique glass orb lamps on ebay and placed them on both sides of the bed on top of our individual french provincial knock-off nightstands. Then we placed a chandelier panel, which serves as an elegant nightlight, across from the bed to give the room an ethereal glow. The bedroom opens into my office with steel blue walls, white cabinets and the bright colors I crave. Since there is no overhead light, I took two shadeless lamps and wrapped the light bulbs in Tord Boontje folksy cutouts echoing the whimsy of the attached bedroom. Then I placed swirls of lime green, blood red and neon orange on my desk and I was done.
In the end, I love my tiny tiny condo, and my husband does too. Compromise fueled my creativity by forcing me to problem solve beyond my individual imagination.

I love how you decorated your condo! It looks very cool and comfortable. Where did you get the rug in the living room? It's really beautiful!
This is a clever use of space and color. It's nice that you found an arrangement in which both of you have a window view in your office areas. That helps to keep a person from feeling trapped by paper work.
For two people it's not tiny, 700 square feet is not tiny, not by any stretch of the imagination.

Nice, but why is the sofa all the way against the wall in the first shot? It seems that the person sitting at the wall end would then be facing the side of the person sitting in the chair...
Your photos make your place look bigger than 700 sf! Just wondering if the sofa was pushed to the wall for the sake of the photo. Seems like it would be hard to comfortably seat three people that way. I also love how you've kept the TV from being the focal point of your TV wall by flanking it with great art.

susan...having lived on U street for many years, I have to say....BRAVO. small spaces are so tricky!!! you have done SO much with that space. it looks like an apt from a designers catalog. you are seriously talented. please share more of your writing with me.

...but I just wanna get in there and flip the seating around - Dividing up an already small room like that seems awkward when it could be so much more open and inviting.
Does that chandelier panel light up? If so...where did you find such a wonderful thing?

Is that a sideboard underneath the TV? I love that piece. And the mix of color throughout, but please let me know how you keep a white bedspread and a dog in the same small space.

This is really cute. But I do agree with the others; I'd love to see the furniture pulled even just a few inches away from the wall.
I like the office--esp. the desk.
The sofa against the wall also bothers me. I think it's like that in order to align with the tv, but pulling it away from the wall would be OK. The whole seating area looks a little too crowded for me.
The bedroom is set up exactly like mine, and I was wondering if a painting would fit on the wall near the door. It's such a wide expanse and paintings often seem too low on it.
Really nice but I don't like the sofa shoved up against the wall. The chair fights for space. As a designer, I would never do it but then I don't live there so...
The colors are beautiful, especially the bathroom. Myself, I enjoyed the story telling us how you came to make the choices you did. I must ask, do you have a corgi in your life? I saw a couple of shots of one...so cute!
Others have said this already, but really I like how the TV is framed by the artwork. Also, the yellow accents work nicely.

I love the bright pops of color throughout this small space... photos are great. I image in the couch is against the wall only because it's necessary in the small space...?
And I must disagree with @thorndale. I thought the post was well written. I personally love to hear the story behind the photos.
Re the prose: It is charming. I love the backstories on why people make their design decisions.
And I'm intrigued by the chandelier panel. I suppose I am design-illiterate, but after googling like mad, I'm still unclear on what this one is, how it works, and how someone would find one.

i really like the design choices and use of color here, but found myself cringing at the comments about how 700 sq ft is "tiny tiny" and "bigger space often equals the need to carry mace at all times". i appreciate the chatty tone of the homeowner throughout the rest of the post, and maybe those few comments were intended to be funny/joking, but they came across as a bit condescending to me.
@gretchenalexis - I agree. I live in DC in one of those neighborhoods that the author would probably consider the need to carry mace. However, that couldn't be farther from the truth. I couldn't afford nor would I even want to live in Dupont Circle it is a matter of preference - not safety. I love my row house and my neighborhood.

i think the author was joking about compromise. good grief. no need to be so sensitive. i've lived in NE for 5 years and have tons of space but it does come at a cost. i want that chandelier panel. please someone tell me where i can find it.
I like the cohesiveness of the colors throughout the rooms. The way it goes from greys and yellows to blues and yellows to blues and white. It flows. Really neat.

There are several things I like here. All the rooms are stylish but not too kitschy. Which is nice to see. Personally, I think the kitsch factor has been turned up a little high lately. The mixed pillows are awesome. Did anyone notice the lamp in the back of the room? It fits nicely in that corner. Good spacesaver idea. The bathroom is very cool. The picture is a bit trippy. Don't know if I understand it, but I like it. Mirror within a mirror? The colors throughout are perfect. I live in Dupont too. Wonder where this place is?
I'm loving the office! And I have to agree that the chandelier panel is awesome...
The details in this place are great. Very simple, but well-placed. Not too much stuff all over the walls or on counters. That makes living in smaller spaces so much easier! If I see one more picture of a wall filled with eccentric crap I may freak out. My boyfriend and I live in 800 sq ft and it's tight! Where is 700 sq ft not tiny? maybe NY or SanFran, but that's small for anyone else.

As the man-corgi of the house, I think mama did an excellent job with this space. My large furry behind can fit underneath the coffee table. My favorite spot is the bedroom dresser. It is fabulous (photo not shown).
I have a comment for thorndale. I read your other posts on the website. You’re a really negative person. I don’t think I like you. I enjoyed your comment about the racist cookie jar because it made me stop and think. How is a cookie jar racist? How do you confront a cookie jar about its racism? Should I say, “Cookie jar, you trifling. Enough with the racism.” No, cookie jar, thorndale’s the one who’s trifling.
Stunning use of ochre. Am jealous and would like to use color as boldly as Susan has. Also love her writing style--it has just the right amount of personality.

I lived with my brother for three years in a 900sq ft place. We definitely could have used your services. Bravo. Definitely good balance and compromise. Although, some Knight Rider lights and a prejudice harp in the living room would have really brought it all together.
