Name: Andi Forker
Type of Project: Kitchen Renovation — full gut remodel
Location: San Francisco, California
Type of building: 1890's Victorian condo

Here on Apartment Therapy, we've witnessed step-by-step the transformation of Andi's kitchen, from the original cramped, outdated space to the gorgeous, spacious new kitchen she has now. In this post, Andi goes into detail about an aspect of the project you may have been curious about — what it all cost.

Here, we're comparing the actual budget for the renovation with Andi's projected budget from the beginning of the project. From Andi:

Our original budget was $29,000 so we went over by almost $7,000. The need to upgrade all of our gas pipes (cost = $4,000) contributed greatly to this overage. I would not say we were “surprised” that we had to re-do our gas pipes, because we live in a 130-year-old building. My feelings were more “panicked,” then “irritated,” followed by “depressed.” In the end, we were happy to bring our building systems up to modern standards. In the future when we replace our furnace, add on-demand water heating, and install gas inserts in our fireplaces, we will be glad that we upgraded our gas pipes.

When we demolished the kitchen/hallway wall, we needed more advanced calculations from our structural engineer and additional structural reinforcements. That was a surprise, and it ended up costing an additional $1,000 in design fees and building materials.

Other things that came in over budget were the tile (I already ranted about the $300 shipping fee), the décor (I could not help myself, I love those bar stools), the cabinet hardware (lack of a desire to shop around), and the floor refinishing (we did a more comprehensive refinishing job, rather than just buff and coat).

We adore our new kitchen. I feel so lucky and cannot believe it is mine. Which is good, because it was a spendy project.
