Name: Derek & Jennifer
Location: Loft District — Philadelphia, Pennsylvania
Our style is like a mix century modern — we have some modern pieces from the 60's and 70's combined with some newer pieces from IKEA, Crate & Barrel, and CB2. We like clean modern lines and mixing different textures together.
We do not like clutter, meaning everything has to be organized and has to have a place. We also like to use our space wisely but try to maintain an openness. Neutral colors with pops of white and warm colors is what makes us feel at home.
I had to convince my wife that we would have enough storage in the 730 square foot loft with the only closet housing the stacked washer/dryer, electrical box, and water heater. There was storage under the loft but it wasn't used. The previous owner was living the bachelor lifestyle with sparse decorating which also made it difficult to picture our stuff in this space. There was also a fireplace surrounded by ugly tiling on a wall painted blood red.
We are happy with how the loft looks now, a couple more pieces of art still need to go on the wall. And our next projects are big projects — kitchen and bathroom — that will come hopefully over the next two years.
You can see more pictures of our home on Flickr | Philadelphia Unit 503, Loft District. The newest most up-to-date pictures are towards the end!
Thanks Derek & Jennifer!

White Enamel Flatwa...
beautiful space... those windows!!!
Wow! Love the windows! Really a great layout.
Philadelphia has a loft district? Is this new since I lived there (granted, it's been a while)?
Oh, and nice place, by the way!
Nice! - Like it - like your style.
Nice, I really like the colors. The oranges and yellows work great with the brick and those beautiful wood floors.
I live in Philly and I did not know we had a loft district...perhaps its something new?
Hey, where is your orange couch from? I looked the captions on your Flickr page but I didn't see a reference to it.
I think the Philly Loft District is north of Center City, sort of around Callowhill and Spring Garden, in the low teens.
Very nice. The variety of textures (shag rug, glass table, leather chair, etc) are what generate the warmth. See--modern can be cozy!
I love the orange sofa. The whole place is so warm and inviting to me. The wood floors have that wonderful patina that you can only get from wear and age.
the loft district in philadelphia is really small- Vine street to Spring garden- Broad to 8th (i think). the couch is from klaussner home furnishings. Thanks for all the comments.
the loft district is north of markets street, between chinatown and the southern border of northern liberties, and east of broad street....at least that's how i'd describe it.
philadelphia should have it's own designation on AT
great floors!
Love your floors. They're quite covetable! Also love all the texture and coziness. Your bed looks just like what I think a bed should look like - clean and crisp and ready for me to crawl under the covers for a refreshing sleep!
love this place!!
It's also called Old City - pretty large area with "loft-style" buildings from the same industrial area as NY's Soho -- one of my favorite neighborhood in Center City.
old city and the loft district are not the same. old city is a few blocks north and south of market ending around 6th St. the loft district is between vine and spring garden in the low teens. although old city does have plenty of lofts.
i agree, philly needs its own page! i would particularly like to see if someone can scour philly craigslist for cool furniture... a skill i have not yet mastered...
emmelemm - the couch is from klaussner Home Furnishings. (Found this info in the pick of Portia, the Boston Terrier, who is one of the best features here! So cute!)
I want to live in a loft in Philly. I would teach a marmalade cat to rollerskate in my loft. I would eat cheesesteaks once a week and shop for Italian sausage and cheeses at the markets. . .
Your bedroom has great feng shui balance, by the way.
love this home. Where does that coffee table come from ?
Love your bedding - who makes it?
Those w i n d o w s !
WANT WANT WANT.
those floors are about as cool as it gets.
Nice.
Needs a stainless steel stove to match dishwasher.
i'm in love with this apartment.
where's the bathroom though?
Love it! Love the windows; love the floors; love most of the furniture (although the bedroom says "80s" to me). Love most all of it!
right angle- we agree with your comment, kitchen redo and bath redo are next on our list.
We also have some art that needs to be completed for the bedroom along with some wallpaper that we think will are going to put up.
Cozy & spacious at the same time! Love the warm color splashes with the whites. Great space!

Nice work. Good use of space. I considered the Loft District when buying my condo but ended up finding a place in Old City instead.
I third that we Philadelphians need our own AT designation.
I fourth that we need our own designation :)
We've got a lot of very cool architectural salvage stuff going on (Provenance, Greensaw, etc.), green builders (the 100k house!), great shopping, and awesome neighborhoods. I'd totally write for it!
And xelalex... there is lots of good stuff to be found on Philly craigslist. I've found that if you can devote 10-15 minutes a day to scrolling through it, you'll start to get a sense of what's around, what's priced right, who some of the frequent sellers are. I'm still trying to furnish my house so I don't want to give away all my secrets just yet :)
All those in favor of Philly getting its own AT designation, raise your hands.
*raises hands. both of them. enthusiastically*
And I'm glad I'm not the only Philly resident that was unaware of the "Loft District." :| I thought it went Old City, No. Lib., Fishtown. With Chinatown thrown in to the west.
Michelle- the lamp is from CB2
Love the floor, windows, furniture and open space. It’s beautiful and complete as it is.
I agree with ghunt upthread. The composition of textures is brilliant but it's really that pleasantly earthy color palette which warms up their "mix century modernism" & makes this a loft that anybody could love.
Very nice.
Really great example of Philly lofts! We moved here 2 years ago and really enjoy it.
The unofficial story on the loft District is:
The first loft conversion in the area now described as the loft district was in the 1900 block of Shamokin St. (nope, I'm not kiddin'). That conversion was privately done in the late 1970's.
Development did not follow until the late 1980's when the combined effects of the 1980's recession, the savings and loans debacle, and the systematic attack of private equity firms destroyed the textile companies and mills once home to the neighborhoods of Olde City, Northern Liberties, the Art Museum Area, Brewery Town, Chinatown, Fishtown and Kensington.
While these neighborhoods currently represent vast majority of loft conversions in Philadelphia, the Loft District neighborhood only includes the area between Vine St., to the south, Spring Garden St., to the north, 21 St., to the west, and Front St., to the east.
That said, it must be noted that Philadelphia is the oldest city in the country, if you go by continuous residential streets, and the names and natures of its communities have been as fluid, over time, and remain so. The Loft District, Brewery Town, Bella Vista, Graduate Hospital and others are names that have been gradually adopted since the early 1990's as realtors have brought new inventory to market within the existing architectural base.
The loft District is more or less contiguous with the neighborhoods of Chinatown and Olde City, who together represent an area roughly equal in size to the Loft District running west to east respectively.
I really like the way Derek and Jenn's is decorated.
