20 Tips To Staging Your Kitchen

080508-kitchen.jpg When preparing your house for sale you go through a whirlwind of activities. To help with the chaos here's 20 tips to keep in mind when staging a house and specifically a kitchen. Some are obvious and some might be the difference between potential buyers making a bid or moving on the house down the street. Click through to read the whole list...

 
 

Here are the first 10 ideas on how to get your kitchen looking move-on-ready according to Charles & Hudson:

* When showing your home, turn on all the lights in the kitchen

* Clean the windows inside and out as well as window treatments if necessary

* Declutter your counters. I'll say it again. Declutter your counters!

* Clean and organize the interiors of your cabinets - people will look inside

* Pay particular attention to organizing a food/pantry cabinet - this can look surprisingly good if shapes and sizes are arranged well

* Clean your floors

* Do touch ups wherever you can - walls, floors, cabinets, etc.

* Declutter your collections. Again...declutter your collections!

* After decluttering counters and collections, take a fresh look and add in a very few items if desired. Those items should be proportionate to the space. Do not put a small item on top of cabinets, use a larger item for better balance and proportion

* Make sure your picture(s) of the kitchen includes a wide angle shot and the kitchen is neat and decluttered

Remove photos, notes, art work and magnets from the fridge. You want buyers to be able to picture themselves in the home, not the current owners.

put away dish soap, sponges, drying rack (if possible). remove clutter from window sills. Remove towels from the oven/cabinet/fridge handle. Remove any unsightly extra storage units (plastic carts) so the lack of storage space isn't obvious. Empty trash and hide or clean trash can.

We just sold our house and those are good tips for prepping the ENTIRE house. It's a lot of work to get your house decluttered and in top shape, but it makes a huge difference on the impression it gives potential buyers.

Here are some more tips:
1. After you declutter your closets, paint the inside with a fresh coat of white to make it feel larger and brighter.
2. Try to limit yourself to 3 "display" items per surface.
3. Put away evidence of your pets, no pets in photos for real estate sites, and try not to have them home when buyers visit. Some people just don't like animals, some have allergies, and some people are afraid of animals (no matter how cute your pets are).

I do have to say though that the last tip in the full article - setting the table for a meal - seems a bit corny and maybe even a turn off because it seems so fake. I'd skip that one personally.
