Cute, except for the entrance to the only bathroom is right in front of the front door. Strange layout decision, IMO.

It would also be better to have the bathroom and mechanical space back up to the kitchen - that way all the plumbing would be concentrated inside a single wall and therefore lower the cost of plumbing.

Rather poorly thought out, IMO.

I was just going to make the exact same comment about the bathroom door. What if someone rings your doorbell right as you're getting out of the shower and you've forgotten your robe? There would be no dashing to the bedroom in your towel! Did you also notice the bathroom window is RIGHT NEXT to the front door?

They're also wasting a lot of space in that entry way. I would put the closet in the corner so the living room gets as much space as possible!

I would take out the linen closet in the bathroom and put in a door leading to the bedroom. That way you can get to the bathroom quicker from the bedroom. That makes more sense to me but whatever.

I love the hand-drawn front elevation. I am very old school, and the drawing looks so organic... I love its inprecision, if you will.

And, it "feels" a lot like the sketch I did for the potting shed we will build for my backyard. My scanner didn't pick up the hand watercoloring on it, but you get the idea:

Considering the size of the entire space, the entry square footage would have been better allocated to a small second bedroom and make the bathroom a Jack and Jill. Moving the entry door to the family room would create better flow to teh rest of the home.

I think it's adorable and of course it's small there's only so many things you can do.
