Q: I am moving in the attached apartment in November. It is located on a gorgeous street on a historical block in Harlem "Convent Ave" . This is a huge living room with a tiny open kitchen to the living room. I am having trouble figuring out how to lay this room out as living and small dinning. I don't even know where I should put television. I am also seeking advice on whether or not I should build a bench seating at bay window since the radiator is located at the window? I would like some sort of seating there.
Thank you for your help.

Shaw's Original Fir...
Wow.. what a beautiful place! You are very lucky! Without a photo of the other side or a layout, it's hard to give concrete advice. Does the fireplace work? If it doesn't, you could put the tv on a short stand inside or just in front. That would be an easy way to make the fireplace a focal point.
My immediate thought was to put a small dining table with 2-4 chairs in the bay window to create a "dining room." Perhaps then put your couch perpendicular to the fireplace and put the tv on the opposite wall?
perhaps two low-profile, armless side chairs can go in the bay area so you can "hide" the radiator. Place a little coffee table in between them and you have a conversation area!
OMG what a gorgeous space!
I am a minimalist, so I am probably not much help and not seeing a floor plan doesn't help either. From what I see though, I would put a couch perpendicular to the fireplace facing those gorgeous windows, keep the radiator as it is and simply sit two chairs and a small table between them beside it, facing the couch of course. Is there room in a corner on the wall opposite to the fireplace for a lovely round table and four bistro chairs? As for the tv, can you just ditch it? Lol probably not right, if you could mount it, I would do so (with a swivel) over that other radiator on the left and place a thick slab of marble on top of that radiator to deter the heat from going straight up to the tv.
Sofa perpendicular to the fireplace and mount the TV in the corner above the radiator with a swivel arm so it can extend out for viewing. I don't have a grasp of space there, so I'd say have the dining table behind the couch. I think you should look into Flor tiles. I like the design under the bay window so I wouldn't cover it up, but some chairs would be really nice.
For the tv, I would remove the white shelves and mirror above the fireplace, and using a wall mount put the tv up there. Then recycle the shelves by placing them on the blank wall to the right of the window for more storage. Also, recycle the mirror by putting that on the blank wall above the radiator. Angle your couch so it faces the fireplace and place the dining room table on the back side. That's what I would do.
I have a similar window area in my dining area. I am lucky enough to have window seats (3) built into the window area. I would totally try to do that (in two pieces for each window) and get a round table with 2 chairs. I like how my round kitchen table accentuates/cozy-fies the window area. I would have the living room seating/furniture make an "L" layout making sure to face both the window and fireplace. I know...confusing.
This is clearly a beautiful apartment but the question is nearly impossible to answer without a floorplan :(
Most of those townhouses are fully owner occupied or run and they will rent out a floor or sometimes the whole townhouse but they do not like anyone messing with their houses in any way that may devalue them. I am assuming this is a rental on the parlor floor and those shelves above the fireplace are original details to the house. So No! dont remove those. Put the TV in the fireplace most of them are decorative anyway. A small sofa and a armchair will suffice for now. Use the shelving for books or artwork. If you dont like the mirror cover it with a nice painting. Maybe a small table in that window nook.
If the kitchen is tiny having the table close by will help in having a work area. You can do window seating with vents to allow for the radiator heat to come out and heat the room.
I would place the couch perpendicular to the fireplace, facing the windows. Put the TV, if so very necessary in the corner near the one window that appears to look out on a brick wall. A cushioned covered bench would be nice as a window seat but if you can, I would put a radiator cover over the smaller radiator unit under the window. That will help you save on heat loss during the winter because an uncovered radiator will just send the heat right out the window. Not sure what other furniture/lay-out exists.
I just wanted to say that I use to live a block away from Convent Ave ( now in Williamsburg) and it was by far my most favorite block in that neighborhood, it is gorgeous! I miss that area as well, hoping to move back!
I SO miss my window seat. Do it. It took my husband 6 hours and about $100 bucks (plus buying a GREAT piece of super thick foam) but our window seat became our "happy place."

Wow, great place! Please don't listen to those advising you to put your TV in or above the fireplace--Pi's suggestion to put it on a swivel arm above the radiator is a good one, or it looks like you might be able to put it to the right of the bay windows if you place your sofa perpendicular to the fireplace looking out the bay window.
I wish we could see more photos to get an idea of the rest of the layout. It's hard to know where you should put the table otherwise. If you feel the bay window is the best place, I would build a bench seat (leaving vents for the radiator) and then place an oval table and a couple of dining chairs in front.
Great looking space, but couldn't possibly give space planning advice without a floor plan.
put a chaise in the bay window. get a radiator cover so you can keep a plant or stack books there.
I'm too jealous to offer advice. :-)
This question is a little like wandering into a Weight Watchers meeting and saying, "I have perfect abs and a 24 inch waist. What sort of tops would look cutest on me?"
With a single photo and no floorplan, we can't offer any advice, even assuming that we somehow get over our jealousy.
Look at Meg Ryan's character's apartment in the opening scene of 'You've Got Mail'.
Hi Everyone, This apartment is definitely a rental so I cannot remove the shelves over the fireplace. I really like the suggestions about putting the TV over the radiator sitting next to the wall,I never thought of this. I currently have the Tv sitting on an Ikea Tv stand. It is located in front of the window looking out at the brick wall and to the right of the fireplace. A friend of mine also suggesting mounting the Tv on and in front of the shelves on top of the fireplace. The Couch is currently sitting in front of the fireplace allowing the fireplace to be the focal point of the room. Although it is not a working fireplace I would like to design the room as if it were. Perhaps adding candles or other accents inside.
Behind the couch and to the right of the bay windows is an empty wall that I have to use as storage. The draw back to this place is there is not a lot of closet space. I only have two existing closets. One in master bedroom and another in the second bedroom. I was thinking to use the wall and add wall to ceiling Ikea "Pax" wardrobe systems for more closet space.
How can I add more pictures to this thread? Also, Does anyone know of a website that I can use to create an easy floor plan layout to give more of an idea on the layout? Sorry I am very new to this. Thanks everyone for the suggestions.
I have to agree with the general consensus to build radiator covers. I'm kind of confused though as to why you would need two radiators right next to each other. I would find out if both of them are actually working and if (as I suspect) one of them is retired, see if you can have it removed. It shouldn't be expensive to have the old radiator taken out and have the pipe capped off.
LacyR, go to icovia.com and build your floor plan. I don't know how to add photos either but good luck. I am interested in finding out what you do because I have a big open space in a modern apartment (without the character and details of yours) and don't know where to place my TV either.
I'm thinking of putting a round dining table in front of my window (since I have a silly breakfast bar I can't put it closer to the prep area). I also don't know what to do with the TV? I am opposed to mounting above the fireplace since I want to be at a comfortable viewing height (I've researched this and watch movies A LOT).
