Home ownership is a big life step — and a big investment. Here are the cities expected to see the most growth in the coming year.

Zillow recently published their predictions for the hottest markets this year, and Music City tops the list. Home appreciation in Nashville is expected to rise 4.3% in 2017.

To determine the top cities, Zillow looked for places with quickly rising home values, low unemployment rates and strong income growth. Three Utah cities made the list, as well as Pacific Northwest powerhouses Seattle and Portland, and California's state capital, Sacramento.

Zillow also predicts better rental affordability, estimating that escalating rents will slow and incomes will rise in 2017. Fingers crossed, fellow renters.
