- What I Love About My Small Home:
- We love the large windows. High ceilings. Completely open plan living area. Functional layout. And the fact that this was once a place to brew beer… now its a place to drink it :)
- Biggest Challenge of Living in a Small Space
- 2 main challenges - lack of storage and tiny bathroom. We fixed the first by lowering the ceiling over the bathroom to create a half-height mezzanine with storage cabinets. Its also makes a perfect sleeping area for our more adventurous guests. The bathroom was tiny when we moved in - just large enough for 2 people to brush their teeth, as long as one of you was standing in the hallway. We expanded into the living room and created an alcove for the kitchen at the same time.

LOVE the layout! this apartment is amazing!
I love all the natural light! My house is only slightly larger but doesn't seem nearly as spacious as yours! I love it.
LOVE this. Regarding the basket in the bathroom. Is that a waste basket or a towel basket?
What program did you use to create the 3D floorplans? Is that just AutoCAD?
The floorplan looks like it was created in Google SketchUp. You can see some examples of how it works here: http://www.dummies.com/how-to/content/how-to-model-symmetrically-in-google-sketchup-8.html
Where is that beautiful kitchen table from?
Winner!
Love those barn light fixtures! source?
This might be my favorite space. I just love the simplicity of it and how all the pieces work together.
PS. That bathroom is FAR from tiny.
Awesome place. clean and sleek and still being personalized and lived in.
The bathroom/shower is my favorite part. Do you know the name and make of the faucet? I am getting ready to replace my old sink and faucet soon. I have the sink just looking for the right faucet.
Thanks.
Wow, stunning!!
Well done! Airy and comfortable.
the darker, warm wood does wonders. very nice.
Why not hang the picture sitting on the table by the bed?
LOVE!
Just amazing! So open & clean. Want.
Great work! Would love to see the loft/storage/sleep area.
Gorgeous, gorgeous, gorgeous! I am not usually a fan of open floorplans, but in this case, it really works.
@JAETEA, She expanded the bathroom in a reno, which is why it's not as small!
I love this space! My apartment is probably only 50 less square feet, but mine isn't remotely as well done!
Does she own this apartment?
Love this place!
Gorgeous! And it looks much bigger than 650 square feet. Love all your furniture and the windows. The idea about expanding the bathroom is so brilliantly simple, it makes you wonder why the original designer didn't do it. The kitchen looks much better with the little alcove too. This makes me want to move into a small apartment in London....
Beautiful space! I'm so jealous of your amazing kitchen/dining space. (When can I move in? ;)
I think the space is outstanding, and the owners turned it into home with great sensibility and taste. For me these are the most wonderful space and approach I've seen in a long time :)
Love! But does anyone live there? Just so clean and pristine..no clutter at all..nice...
It's clean but it feels really warm and invite. Love it. And smart use of space, enlarging the bathroom and carving out that alcove. This is a favorite for me.
Wow this space is huuuuge! I love it! The furnitures are excellent. The layout is great.
But I feel like the dining table begs for a couple more eames chairs? :)
Oh please show us the half-height mezzanine and how it fits in with everything else! And where your adventurous friends might sleep there.
Is there anything better than high ceilings and beautiful windows?! My suspicion is that you could paint the entire place neon pink and it'd still be lovely.
I love this home and everything in it!
Stunning! You made a very beautiful home out of a very interesting space.
The combination of good furniture and great space makes this a winner.
Beautiful hardwood floors and windows. Also, totally want that bathroom.
What an amazing job you did! Love it!
Dreamy! So my taste. Love this!
Oh lord. This is stunning. NOW we're talkin'!
Expanded bathroom+mezzanine+alcove kitchen creation= Yay!
Axonometric view? I almost died.
Now we´re talking Small Cool again!
Just one question: how do you climb up to the mezzanine?
LOVE this!
@bostontom The tap is from a UK company called Crosswater - its called Mike

I want to live here! It looks HUGE! Well done.
love it!
You live in my favorite city in my dream apartment. I'm so jealous I could cry!
Feels incredibly roomy, and love the modern bathroom.
Beautiful. I'm visiting London in June, any chance you would rent it out!?
Thanks so much for all the lovely comments!
@PI Actually its not waste or a towel basket, its for dirty clothes :)
@OMORIALA @BECKESTRA Yep, you're right its SketchUp
@JLMARGIOTTA We got the table from eBay. We bought it from a couple who had lived in an old farmhouse in France and brought it back to the UK with them. We love it because its made of oak and is super indestructible. It serves as a desk during the day, a dinner table at night and a workbench on the weekend!
@MONICAK Thanks! They were also from (Belgian) eBay.
@BOSTONTOM Most of the bathroom fittings are from Hudson Reed (Tec), but I checked out the Crosswater one suggested by @CURLYSOPHIE and its actually a little bit nicer :)
@THORNDALE We got them from Belgian eBay
@INSTANTPHOEBE Yes, we bought this flat 2 years ago.
There's been a few comments about the renovation, so for anyone who's interested in the before/after photos you can see all the gory details - its been strictly family and friends reading it thus far so apologies for the less than professional appearance!

@HHRI Judging by the quality of the bathroom and kitchen (ie or lack thereof) that the original place had, I'd say intelligent wall placement was the last thing on their minds… It was a bit of pain and extra time but it was that whole wall/mezzanine thing was the best thing we ever did.
@GABY_S That's the million dollar question. At the moment, using a crummy old ladder… we're still searching for the best option!
Stunning flat! I had to vote and I'm actually submitted in this same category lol (Derona's character filled flat). You're so lucky to have so much space. Also, I had a look at your blog and I suspect we're neighbours. How about a flat swap? ;)
i was thinking the same thing designgratislondon! interested in a weekend in brooklyn, jane? :)
realize the international is a division of it's own; wish you could be eligible for the grand prize. your space is definitely one of my favorites. thanks for sharing!
Absolutely wonderful! Well done indeed- hope this wins!
Stunning!
WONDERFUL!
I like how the bathroom is in the middle of the floor plan, very unique!
Fantastic guys, love it all.
West Coast Eagles are four from four, nice looking pad would love to stay there, no as noisy as Soho.
