Jose lives in a converted 275 square foot apartment that was added on to the back of his parents family home. He has utilized each and every inch of the space and decorated with modern contemporary finds from Ikea and Craigslist. I was quite impressed that with just the few design and furniture resources he lists, how cohesive and well executed his apartment is. Stepping foot in his home you feel a welcoming sense of warmth, family and friends.
As an older sibling who wanted to stay close to home, Jose rents out the converted unit in the back of his family home. Not only did he tear down and rebuild the space to create this quaint junior one bedroom, but he completed the bathroom and kitchen himself. Each corner of his home is detailed with minimalistic and modern sensibility.
There is a ton of artwork, books, and rich cozy colors that make this home quite inviting. One of my favorite features was his little DIY eco fireplace, which he made by mixing rubbing alcohol and lemon and enclosed it inside a tall glass vase. Paintings by various friends cover each wall and tell stories from all over the place. There is a very clean graphic element with the help of IKEA and mid century modern furniture. This is the first home I've seen in a long time that gives true meaning to living well in a small space.
Apartment Therapy Survey:
My Style: Clean lined light wood furniture with white blue and red accents, and a little quirky.
Inspiration: Swedish + Japanese furniture + Mexican colors with a dash of Make it Work. I really enjoy the clean lines, light wood tones, and neutral accents of Swedish and Japanese furniture, but I also love the boldness of Mexican design. My parent came to the US with nothing to their names, so I didn't inherit any furniture or physical objects, but they did instill in me love for friends and family, and I like to put things that remind me of that in my house.
Favorite Element: The artwork. It is almost all original, and most of it is from friends or people I've met personally. The small pieces on canvas boards were done by friends. I mailed out to friends: canvas boards with pre-stamped shippers with the request they put something blue on it, and mail it back. It could be any medium they wanted, and the make it blue (though that part was not a hard rule). For about the cost of a couple posters I had a wealth of original artwork from all over the world.
Biggest Challenge: Lack of light. So much effort has gone into getting as much light into the space as possible (taking down walls, using glass doors, mirrors) from the few small windows. The other particularly difficult thing to over come was in the kitchen, several pipes protrude from the wall, which means the fridge and stove don't go all the way back. This meant no real backslash, and a gap between the back of the stove and the wall, that I filled with a picture shelf.
What Friends Say: I can't believe you can do so much in such a little space, and, "its so cute!" - heh.
Biggest Embarrassment: The Knoll chair really needs to be reupholstered, but I love the current fabric on it so much that I am weary of changing it. My next project will be to find a similar/identical fabric and finally get it done.
Proudest DIY: Besides installing the kitchen, cabinets and countertops, I'd have to say it was the table-top fireplace, which I made from a cb2 bowl, the glass from an ikea lantern, and an empty tin can. All the components come together to make a very modern table-top fireplace, at a fraction of the cost of a real one. That, and frosting the bathroom glass door to include a little bathroom sign.
Biggest Indulgence: The biggest indulgences are probably not viewable in the pictures and electronic. I'm a big tech geek. Everything is wireless, and hidden. But having wires everywhere was just not an option. And I have computer parts and hardrive all over the place.
Best Advice: Don't walk into other people's houses; walk into yours. It's your space and it should be a reflection of you. Fill the space with stuff you like and bring you joy.
Dream Sources: Mexican wrought iron shop. In the town, and the general area surrounding where my parents grew up, and where we vacationed each year, the houses have wrought iron doors that I have always loved. Wow. I love all the great pieces of artwork - you have some talented friends. Looking at the pictures, your place looks like it's the same size as my 626 sqt apartment. You've done a really great job using the walls space in the kitchen. I think your advice is great and you definitely practice what you preach - this home is very personal. I'm still trying to get to that point, myself.
I'm green with envy over the Lance Wyman's 1968 Olympics art. How and where did you pick it up? My husband is from Mexico City and we've dreamed of creating a display of his Mexico City subway decals... your place is lovely...

Wow. This place is literally the same size as my college dorm room, and I can't believe that anyone could fit an entire apartment's worth of stuff into it!
I also really like that this space definitely looks lived in. Some of the house tours, while beautiful, look too sparse and neat, almost like showrooms. It's nice to see a place that really looks like a home.
Well done and very charming. "Homely" in the best sense of the word. The bathroom door looks a bit transparent for my preferences, but a lovely little home all around.

I think maybe what is described as the table top fireplace is the thing sitting to the left of the tv...? If so, I don't know if fireplace is the word I would use to describe it.

Thanks for the kind words. Indeed the table top fireplace is in picture 13 of the tour next to the tv. It was dying down at the time, so it doesn't look very impressive. Here's a picture of a close up, while its still roaring. Its small, but it makes a huge difference in the ambiance of the room, and provides a surprising amount of warmth to the room.
The 1986 Mexico Olympics Print is a reproduction and found on ebay. The real ones are so hard to find.

Terrific use of lighting and mirrors to open up the space. This apartment seems more spacious than many places over twice its size.
I agree w/first poster that switching the icebox door hinges around would make life easier in the kitchen. Small fix but huge improvement.

There are a few reasons why this house tour delights me so. First of all, it feels doable. Meaning, oftentimes I peruse through a slideshow to find myself grumbling, "I could never afford to do that", or "I rent, so I wouldn't be allowed to do that". But with this space, I found ideas that I can, in fact, accomplish. That's so refreshing. I also enjoy how everything seems to have a home, and how the space is full to the brim, without feeling chaotic and cluttered. Thanks for sharing your space with us! It's awesome!

Oh I also wanted to say your kitchen looks like the exact same size as mine and it looks way more efficient & easier to work in. My kitchen drives me insane! I had a smaller kitchen than the one I have that was designed to be small and it was so much easier. small can still be functional!

May I make just one teensy little suggestion? I hope this doesn't seem too nitpicky but I think your apartment could use a fresh coat of paint on the woodwork.
The scuffed up baseboards contribute to a cluttered look, and I think in freshening he paint it would take this apt from a 9.5 to a perfect 10.

i know this betrays everything ive said before (ive said a lot of "i love" to prior living arrangements) but.... i LOVE this space. Small, but completely functional. Like getting a $1000 massage for the price of $10, that good =)=)

Jose, I've been reading AT for a month quite devotedly, but your house tour made me register in order to comment. Your little home is receiving such positive comments because it's both personal and livable. We don't need a lot of possessions (we can't take them with us), but we do need room for friends and family. Well done!

Lepidoptery: The coffee table was from ikea called Funka, now discontinued. The top of it actually lifts up so you can eat or use a computer.
BetteroffNow: I complete agree about the place needed a coat of paint. Its now on my to do list.
Coletta: I plan to move out eventually. Lots of the work I've done has been with the idea that a more well thought out livable space will make the apartment much easier for my parents to rent out when the time does come.
qtcrondesign: Haha. Actually I usually have about 6 or 7 bath towels in the bathroom. It just so happened that most of them where in the hamper waiting to be washed.
JynxnJez: The table top fireplace usually stays on for just shy of two hours.
