With 3+ years worth of Apartment Therapy posts under my belt and the thick skin to prove it, I decided that it was high time to invite you all in for a proper tour. Unlike most homeowners, we didn't buy our house for its style or even its location. We bought it for its neighbors. Yup, that's right. We're unabashed followers, so when the house next door to my sister and her family went on the market, we turned starry-eyed and began envisioning endless BBQs, daily cocktail hours, and cousins growing up together.
While the neighbors remain awesome (we've since recruited other friends to join the block too) and the cocktail hours do not disappoint, the house itself has been a lesson in patience. When we moved in, it had seen better days, and so the majority of our budget was eaten up correcting some of the more unglamorous aspects of home-ownership like a failing plumbing system, shoddy "upgrades," and poor insulation. However, going slow has had a positive effect on our decorating process, and perhaps, even on our life. Living in our house before making any purchases (we went without a sofa for months and still sleep on a mattress on the floor) allowed us to develop a style that suits our taste as well as the vintage character of our 1940s house. The result is a mix of earthy, retro, reinterpreted family hand-me-downs, and DIY projects that resembles us and feels like home.
I'm not going to lie though, there have been some sad times along the way. As a decorator, writing for a design blog, working in the design industry, and basically living and breathing and losing sleep over decor-related matters, there were days when I would come home from working on someone else's house, and want to pull my hair out...or at least open a huge credit card and start furnishing the hell out of my home. However, now that I'm more or less on the other side— with a house that feels comfortable as soon as I walk in the door— I hope that anyone in a similar position can stick it out, and help their home form around them little by little. Saving up for big purchases and searching for deals—rather than going into debt on impulse buys that you only sort of like— is so satisfying, and the financial freedom and unique personality that come with it are worth it!

Apartment Therapy Survey:
Style: Rustic vintage resourceful. Our style has evolved as we discover or inherit interesting things and find ways to build rooms around them. Rich likes neutrals and clean surfaces. I like old, imperfect, sturdy-feeling things. Most of the spaces I'm asked to decorate for clients around the DC area are formal, tailored, and traditional, so I think at home I tend to sway the polar opposite: super casual and undecorated.
Inspiration: Our favorite places around the world (where we are also lucky enough to have family to visit whenever we can): the Southwest US, Ecuador, and Maui. In each of these places, our families' homes share a similar feeling of peacefulness and simplicity. Rich spent a lot of his youth on his family's ranches in South America, and that rugged aesthetic has totally influenced our style. Also— in case you couldn't tell by the abundance of branches everywhere— nature! We'd live in a tent in a heartbeat if it were in a beautiful spot. with good neighbors.
Favorite Element: The neighbors, of course! In the house itself, we like how well built the house feels. We like the plaster walls, the hardwood floors, the solid wood doors and old doorknobs, and the wide baseboards, all of which used to be standard fare even in our dime-a-dozen post war colonials, but are obsolete in today's cookie cutter new construction.
Biggest Challenge: Aside from working within a budget and having to save up for things we really want, I am a DIYer to a fault and perhaps see potential in things a little too often, which means I have approximately onezillion projects at all times. Also, I have a hard time balancing my conflicting desires for spare simplicity and that "curiosity cabinet," collected feel.
What Friends Say: That it's totally us, or that we must be out of our minds to own a white couch, or that we're suffering from cobbler's children syndrome. But, my favorite comment has come from a 5 year old who said it "feels like a nature walk." I'll take it!
Biggest Embarrassment: The basement, our last frontier. Still a little random, mostly empty, and littered with kid toys daily.
Proudest DIY: For Rich, it's a tie between the blue stone patio and the dining room table. Mine is the mantel-turned-headboard...although my rubber mat block-print rug does make me feel like a thrifty genius whenever I look at it thanks to all your nice comments.
Biggest Indulgence: The house itself. We're totally blessed to be in our 20s and able to afford a house that allows us to live comfortably within our means and work our dream jobs.
Best Advice: William Morris's maxim: "Have nothing in your home that you do not know to be useful or believe to be beautiful." And, the notion that "simplicity and luxury are not mutually exclusive," which Maxwell included in Apartment Therapy's mission. That has totally resonated with me, especially since working in the design industry where that idea is pretty foreign.

Your home is so beautiful. I understand what it means to have a list a mile long of things you want to accomplish, but to have no other choice but be patient. And I really think it does turn out better in the end- yours certainly did. One of my favourite tours so far. I LOVE that the walls weren't white, but were such delicate shades that gave the rooms life and light. All the textiles and art were so cohesive and inspiring. Great job! I especially love the babies room! It's so old man hardcore :)

The parents' bedroom is probably the most serene bedroom I've ever seen. It has something to do with the soft colors, textiles, textures, and shapes. Waking up in the morning or taking a siesta and waking up in this bright spot feels heavenly. And I don't like shabby chic. THIS IS GOOD.

I loved that this house tour wasn't some crazy million dollar make over. I feel like this was a "regular persons house" that has a family and doesn't have everything sterile. It feels like you could walk in, sit down, and not be afraid to touch things. I love that mirror in your baby's room. I think I need to go to my grammy's house and ask if she has any antiques she wouldn't mind passing down to me!

@FALLINGUP- I did freehand paint the tv room mural. For the poles I used 3" painters tape to layout the form and make sure my lines were straight (so basically 2 giant slanted "t"s made out of painters tape), then I went around the tape with chalk and removed the tape and painted it all in. The rest was total freehand, hence the wonky lines and the deformed birds.

We just had the good fortune of buying a mid-1940s house that still has lots of its original charm (despite previous owners' mickey mouse updates, oh god the "updates"), and this post comes at the perfect time. I really really want to live in a beautiful, comfortable, personal home NOW but if it takes three years to create a home as beautiful and as thoughtful as yours, I will just have to take it slow. Thank you for the reminder and the inspiration. I really like how she said that their home is relaxed and they've saved up for the items they really like. It certainly shows! In my old apartment I settled on what I could afford at the time simply to furnish and it didn't feel cozy, unique, or personal. This space is really inspiring. :) thank you!

I love everything in the house, and it's safe to say it's my favorite so far, and it's certainly an inspiration for my own home. I'm even thinking of copying it! (Except for the dark wall paint, which rarely works for me, or the turquoise color of the children's bathroom)

I love the peacefulness and simplicity of your home and thank you for sharing all the paint colors. Would you mind sharing the white trim color you used and did you use the same trim color throughout the house? I'm a first time home owner and having a really hard time with which white to pick for the trim.
This is one of my favorite tours by far. If only I knew how to steal a house from its foundation and get away. Everything is gorgeous and airy and family-cozy. I even love the white walls, which normally isn't my thing, and each room has a great organic feel and texture. Love this home!
KFKAK -- i just added it to the resource list, but the painting is from Ecuador originally. We swiped it from my in-laws' garage and had it framed locally. Unfortunately we didn't get to meet the artist who painted it and the signature isn't legible. You should make a trip to Quito just for the art. They have a huge market that they call Art in the Park (for us gringos) at Parque Ejido every Saturday. Thousands of awesome pieces, and if I weren't a bit selfish and didn't want to own it all I would be totally depressed by the prices the artists charge because they are ridiculously affordable. They are like thrift store prices here.
@ MEREDITH IN MD- thank you, do it! We got the wood from Community Forklift on the edge of DC and PG county. Have you been? It is a total goldmine of builder remnants, salvaged fixtures of all kinds, reclaimed wood, hardware, architectural saves from teardowns, etc. You will love it. Just save a few good things for me :)

@MGHM- the trim and our kitchen cabinets are Benjamin Moore Super White. It makes the wall colors stand out a bit and is a pretty safe bet with pretty much any wall color. But my favorite white is Benjamin Moore's Simply White (which is just a little warm). That, or, Benjamin Moore's Dove White which has a little gray to it and looks good against taupey wall colors where you dont want a huge contrast.
This is seriously one of my favorite house tours! What a gorgeous space! It's bright and airy but homey and comfortable at the same time. That craft room is absolutely gorgeous, the sunlight is to die for! I would drink my coffee there every morning, too!

I love when AT folks open up their homes to us. This one doesn't disappoint (...which I expected - Leah does my favorite tours). I adore the nursery especially. I had a sample of Van Deusen Blue on my living room wall for a while. It took guts to paint a small baby's room that color but it really is stunning.
Also, my sister lives around the corner from me and I love it! That's a great reason to buy a house!
Thank you for sharing your home. We bought a home that is a work in progress and I feel like you, that taking your time and making it yours without getting into debt makes it special and authentic.I almost feel that I could do a wonderful home just in to stuff that people throw away. This house is what my apartment wants to be when it grows up.
I like what you've done to the place. Three years doesn't seem that long of a time for what you've accomplished. I'm embarrassed to say how long I've had to be patient, and I am still having to exercise it! My old home had seen better days too and when the budget is eaten up by correcting the unglamourous aspects of home-ownership such as the things you speak of...well things take time. One thing I've learned is all homes are a work in progress almost all of the time.
You're old home has good bones--I love the arched doorways. Just a few details that I love are the globe pendant light and the painting in the living room. Your backyard is lovely too. I've spent hours on landscaping. I would like to know what is the wall hanging above the dresser in your room. It's very lovely, but I don't know what it is. Thank you for sharing.

This is remarkable! I know how hard it is to renovate/decorate on a budget, with little ones, and jobs, and life in general getting in the way. This is so pretty and artful. It's funny, "shabby chic" is a trend or a look or what have you, but sometimes it's also just the result of having (or choosing) to use vintage or repurposed items that are indeed somewhat shabby! I especially love the beige bathroom, I need to find a light fixture like that and I LOVE the mirror. Beautful. Also adore the patio area. Lovely job.

Just looking at these pictures gives you a sense of peace, graciousness and warmth. It has such a nostalgic feel. It feels old fashioned but at the same time current. Gorgeous house. So much to see and it's a house with Personality. Love it! Also, the captions that went with the photos were wonderful. Hope AT continues this practice. The captions really help the viewer get a feel for the house and its layout. Gotta run...going to take a second look at this home.
I love this house! It is one of the first I've seen on AT that I'd really like to move into. I especially love the curtains, hung from the rings. Although that is "trendy" at the moment, it does look good. Beautiful job, Rich and Leah!

Wow! Beautifull! This is definitely my very fave tour. So lovely to see a home reflecting the personalities of the family who lives in it rather than a space where the home owners were able to just spend the money to have someone else decorate for them. I love the globe lamp and the lamp over the table in the dining room. Very inspiring for someone else who is also decorating one room at a time with mostly found and thrifted stuff! LOVE! Leah, you are living my dream. Although I am in my early 60s and retired, I ache to move to Silver Spring to be near my dear sister and her family -- that may come sooner than later. When I do, I may just have to give you a call. Silver Spring is one of the best things about living in the metro DC area.

@GardenMuse- the wall hanging is a parasol-turned-light cover, but I hung it on a spare nail on the all to get it out of the way until I could switch out the current light fixture...but then it stayed because I like it ore as art than as a light fixture. Rich doesn't really like it so we'll see how long it stays.
@MCB in MD- yes we need to work on that. I have been to several of the DC meetups and thought they were great. Outside of New York, they are mostly organized by readers but advertised on AT. @icollins- the solid green pillows came from a pier one outlet but they are from when I was in college. The others I made from fabric remnants and discontinued fabric samples from the textile showroom where I used to work.
@MissyUpNorthMichigan- Oh the kid toys! We actually have a surprisingly sparse collection for a family with 3 kids..mostly because I'm visually allergic to primary colored plastic. My kids are 6, 5, and 10 months so I still have the strongest say in what comes into the house and what stays too. That could likely change any day, but I find that at their ages they lose interest in toys really quickly, and as soon as they do (or if I ask them to put them away and they don't), those ugly toys are out the door! Probably a mean mommy thing to do, but so far the system is working for us. Also, they LOVE to draw and cut up things into tiny pieces, so I let them have open access to paper, colored pencils, scissors, glue, and beads...which means the craft room is pretty messy on a regular basis. They seem to prefer art/messy activities more than normal kid toys. Phew!!!how's that for a long-wined!

I didn't really know anything about it until I moved here, even though I grew up in DC proper about 20 minutes away. Our neighborhood is one of the more transitional ones in the area and probably isn't one of the coolest, BUT we have a total mix of cultures and have our choice of approximately a gazillion pupusa places within walking distance :)

No thick skin needed for this house tour. I love your cherry tree shadow idea and just may try to duplicate. When I first came to the bathroom photo, I thought "yikes" (re: color). I caught myself going back and taking more looks - and have now reached the "hmmm" stage. That color is really growing on me! Very nice tour - and very relaxing. Love your explanations! @FUNKYTOWN- yes, it was a DIY. The brackets are from home depot (don't remember the brand but they were about $5 a piece) and the wood was from my brother-in-law/neighbor's scrap wood junk pile. It's just a 2x8 that had a chunk ripped off one side and would be really easy to recreate using reclaimed wood from a salvage yard or new wood from a hardware store (just beat it up with a hammer and leave it stain it with a variety of finishes...or leave it outside for a few weeks :)

@fourandtwenty-- keeping it real! I have to admit that at first I wrote your comment off as simply snarky because of the tone, but I think you did offer some useful insight. There are a lot of vignettes, and a lot of the same type of decor. I think I'd tend toward cohesion over shock value any day, and creating a unified feel is pretty important for me. Your comment made me think about some of my favorite shelter magazine spreads in which I get really excited when homes carry a consistent home throughout. I suppose what is peaceful for me is stagnant for you--chocolate and vanilla!

We bought a house in the late 60's when I was still a teenager and furnished it slowly as you are doing. People would come to our home and take an hour's tour to look at my "interesting" decorating. I had virtually no money and spent many fun hours in little country junk and "antique" shops. My in-laws emptied their basement so we would have furniture in our home. I redid everything to make it mine. I refinished all the doors in our circa 1910 home and stripped the painted Rookwood fireplace. When I see so many of my ideas used on decorating blogs and tv shows, I'm pleased and amused. Back then I would buy lamps for 50 cents and rewire them. Also, I found tables and dressers for free on trash day or for a couple of dollars at yard sales and refinished them or painted and decorated them. I made lamps out of terra cotta pots glued together and painted. I stripped the bark from branches from our yard and put them in baskets. I started "decorating" my bedroom at age 5 with antique dresser scarves from my mom's dresser and have been continuing my funky ways since. I can't imagine decorating any other way even though I am now 62 years old. Your home is beautiful, interesting and yours alone. I love it!!!
A lot of beautiful colors and creative touches. As a person who is buying her first home (and don't the banks make it difficult!), a 1032 sq ft apartment condominium, and who is now cash challenged as a result, I really appreciate your wise words in going slow and not getting in debt. Yeah, the credit and the temptation are there, but you showed that time and thought could create as well as cash and purchased taste.

The house tours have gotten rather bland of late but yours was superb. Agree with the person who said the comments made by the owners really change the format of the layout. Should be a MUST!

I have a similar house I want to do like yours with only ONE south window, so I'm concerned about the Van Deusen blue being too dark in some rooms, and how many of your rooms have South exposure?
It would be awesome to have a floorplan...is the teenager's room really separated? Where does your light blue colour begin? I'm not sure how to integrate the colours without creating a jarring effect (no flow).

We only have 2 south facing windows (our kitchen and one in the dining room) but they are mostly blocked by our neighbor's house which is only about 20' away, so doesn't allow a lot of sunlight to get in

Yes, the teen's room is really seperate. He's in the addition, which is down the stairs and through the kitchen. It's probably not ideal, but in our case it works because he's an exchange student and it gives us all some space even in our small house.
I think you are talking about the craft room color light blue. It's actually more of an aqua. It starts in the addition, after the kitchen. The kitchen is a really light shade of blue, Ben Moore's Patriotic White. I got the inspiration from a set of dishtowels that I received as a house warming gift. There were three: 1 light blue, 1 aqua, 1 green. I loved the effect of them all together, so I painted three adjoining rooms in similar shades, and when you stand in the dining room and look through the kitchen into the addition, you can see all three. They are close enough that they don't feel jarring, but distinct enough to have a seperate feel.

I have a really minor question about your drapes. I bought some drop cloths to use as curtains in our living room, however I washed them (a couple times on hot) and they got all pilled up and nubbed out. Where did you get yours and did you prewash them? Thanks for your time.
@REGINA.S-- hi and thank you! excuse the delayed response. I got mine at home depot, but am blanking on the brand. I remember there were two types, one was more cream, one was more grey, and I went with the more cream. I didn't prewash the ones in my living room (too impatient) but I have washed the ones in my bedroom. I washed them on cold, and used them straight out of the dryer. They are definitely softer than the ones on the living room, but they didn't pill. Hope that helps
