I love it, and know right where you are at as I'm on 2nd. I wouldn't have posted the pic of the cemetary though. I hope THAT isn't the garden....

If only I had an extra 800k lying about.

the second bedroom is 7 X 8. will even a twin bed fit there. i doubt. i have the same size place now with a great lay out but would go for far lesser because the location is near hoboken. Great Manhattan skyline views on one side or one faces the park . Both the views are splendid.

i am intrigued to see if one can get nearly $1000/sq.ft.or an east village 5th floor walk up in an old tenament building
the maintenance is attractively low. the interior work is well done. the apartment gets good light and views. it has all the attributes.
this is the a perfect case study for those that buy apartments in old buildings to renovate.

Parle, the first bedroom is 11'x10', and the second is 10'x10'. Plenty of room for a double bed.

Pearle, as Grady said the smaller of the two rooms is 10' x 10'. We have a queen sized bed in that room with plenty of room to walk around it and to access storage drawers under the bed.

Roger, it's not on the 5th floor. To be technical, it's actually on floor 3.5. From the lobby you walk half a floor down to the 1st floor and half a floor up for the second. So it's 2.5 flights up from the entry.

Ant, the cemetery is NOT the garden. The garden is a 25Â’ x 100Â’ space where 76 East Third once stood. ItÂ’s owned by the condo and well maintained. ItÂ’s fantastic for entertaining.

I included the cemetery photo because I feel itÂ’s an integral part of what makes the apartment special. The cemetery is landmarked (the NYC Marble Cemetery) and protects the buildingÂ’s southern exposure. ItÂ’s also well maintained and creates a buffer of nature between us and 2nd street. I think itÂ’s beautiful.

Is is a NICE cemetery, but even if i had the cash (I hope you get what you are asking, but I wouldn't hold to it too tight) my girlfriend wouldn't live next to it nor stand the view from the window.

Ant, clearly a cemetery view isn't for everyone. But in Manhattan, a beautiful, well maintained cemetery doesn't lower property values. In fact, it probably raises them.

As for 620K . . . I already have multiple offers over 700K, so it's either priced correctly or too low.
