The Pitch: We are selling our 3 bedroom Park Slope co-op. Our two little ones have morphed into two big smelly tweens and it's probably time for two bathrooms now. It's with not a little sadness that we leave this place as it's been perfect for us until now. The subway is just as close as a suburbanite's garage and the second floor is aloft enough to be in the trees in the back garden but low enough for the short-winded. The roofdeck has seen much 4th of July revelry, providing an unbeatable view of the works, the gardens get better and better each year with more and more industrious neighbors pitching in, and Prospect Park has been the two-block-away giant reprieve from the city that makes us love the Slope, stroller madness and all.

Although we appreciate brownstone architecture, we're not incredibly old-timey, so we needed a place that could support our contemporary stuff. This place with its cool old columns and mouldings worked because it can also handle industrial touches like our DIY track-lighting created from hanging light globes and kitchen inspired by my high-school Science lab. The apartment is wide rather than railroad which helps I think.

OPEN HOUSE: Sunday, April 5, 1- 4pm

Our 2nd floor, 3br co-op has a sensible floor plan and looks out onto gardens so you get no city noise, only birds calling.
Original architectural trim.
The common roof deck offers 360 degree views of Brooklyn and Manhattan for morning coffee, sunset picnics, and 4th of July fireworks. Building is very clean and quiet with kind, conscientious neighbors. Community gardening is an option if you desire. F Train 1/2 a block away, 7th Ave. 1/2 block away, PS 39 1 block away, grocery 2 blocks away, and of course, Prospect Park, 2 blocks away.
Ample common storage and laundry. Bike storage too.

Easy to show — we work in the area.

Will work with buyers' agents. No listing agents please.

(FSBO stands for For Sale By Owner. Owners are welcome to submit to: newyork (at) apartmenttherapy (dot) com and put "FSBO" in the subject line.)

lovely, great decorating style, but I'm not sure how well the photos show the bones of the apt. More like a house tour than real estate listing.

I agree about the photos. They are gorgeous but really show your stuff mostly. How's it going. I have a place for sale in the Slope too.

Lovely decorating, agreed. I saw the same apartment on a higher floor in this building a few months ago, and it was TINY. I think these owners have done a great job maximizing space by redoing the kitchen to allow for a dining area. Note there's no dining room, and the living room is too small for a dining table. Great location too! I loved the roof deck. Good luck!

I like the ... is it an oil rig? It would look good beside my Eiffel Tower collection.

Threadbare-- how can you stand the thought of leaving that gorgeous apartment? It's stunning.

Lori the owner here.

Thanks to everyone for the feedback. Good suggestions on the photography.

NikoSii, that poster over the bed took some getting used to. It's a vintage medical poster my husband schlepped home from France and the muted colors are so nice that I can't not hang it. Plus I somehow relate to the look of relief on that eviscerated guy's face at the end of a long day...

Threadbare, your place is definitely in a different category. Really, it is amazing. Best of luck to you!

Jimbobwaay, our light fixture is the 24-arm Sputnik lamp, available here:
http://www.inmod.com/sputniklamps.html
but also constantly on eBay for less.

hrhprincessfiona, the oil rig reminds me of the Eiffel too. Paris, Texas, no?

Hey Threadbare...my husband and I stumbled on your open house last weekend. your apartment is beautiful! (Especially loved the vintage kitchen - did you use quartz or marble countertops?)

And FSBO - really nice space! Love the way you have your cabinets stacked to the ceiling.

Wow can you tell I'm planing a kitchen renovation soon...
