Good Questions: Fixing Foggy Windows?

I have a question on replacing foggy windows. I live in a condo in a high-rise (in Jersey City) and a couple of the windows look like the vapor seal may be broken, as they show signs of condensation and fogging.

Is if possible to have the window repaired rather than replaced? And how expensive do window jobs run?

Dear Vis,

Yuck! We had quite forgotten that the joys of thermal windows also have a shadow side (our windows are thin and let the cold through). Your link to the Canadian Window service leads us to believe that there may be some help available, but our searches are turning up nothing.

Does anyone have a lead for Vis??

Thermal is not always better...

Traditional wood or steel casement windows are usually one pane thick... and have need to be periodically maintained... and property owners get headaches just thinking about sanding, caulking and painting... but the thing is, these windows last for YEARS if properly maintained, in most cases the life of the building. There are plenty of 19th century buildings in NYC with original wood windows... Amazing how a few laywers of paint keep organic materials around for over one hundred years, eh?

Thermal windows, on the other hand, do not have similar lifespans. Generally, once the airtight seal between panes breaks down, and it will over time (I think 15-20 years), and then that's it as far as I know... Time to get replacements.

You should check to see how old they are and if there are any warranties on them. You might get them replaced for free. If you end up with replacements, I'd urge you to get the kind that pivot in for easy cleaning!

Hmm... so the Canadians seem to buy into the 'repair, rather than replace' mantra, more than the US... sad, sad.

I had luck with that" stick to the frame" plastic sheet stuff. You know, it's sold as draft stopper and tightens up when you blast it with a hair dryer.

What the layer did, aside from helping with insulation, is drammatically slow the flow of moisture vapour into the not well sealed glass. The glass cleared up as the vapour passed out over a couple of days.

I admit it's a less than permanent, and not terribly stylish, but it helped quite a bit both with insulation and the glass fog issue.

Theoretically , you should be able to remove the "sealed" glass assembly fromthe frame and reseal it. But that can range from minor to major pain inthe butt onthe windows and doors I've seen.

The better manufacturers (Pella, Andersen, etc...) may have a solution or guarentee, and smaller local manufacteres might be willing to remanufacter them....if you catch them inthe slow season.

I would compare the service of both Crystal Clear Window Works at www.ccwwi.com and Window Medics at www.defogit.com before making a decision. They both offer the same service, however, Crystal Clear seems a lot more expensive.

I did some research and will continue to see what I can come up with.
