Good Questions: Professional Floorplan for FSBO?

Do you happen to know anyone who would be able to create floor plan like the one on this website?

Im willing to pay someone to do a proper one as we're trying to sell our apartment FSBO. The one we have is really unprofessional looking.

Dear Julie,

This is a job for an architect and - most likely - any that you know will have done this for clients at one time or other. The question is, "do they have the time?", as this is a relatively small job that won't necessarily fit into their schedule at any time. If you need a reference, we recommend Wayne Turett at Turett Collaborative Architects as well as John Berg of Berg Design Architects.

I would also nominate myself! I am an architect working for a small company in Manhattan, but I could easily provide this service as a moonlighting gig. It would probably take me 1 weekend day. Email if you're interested.

Have you tried the software called 3D Home Architect? That might give you something on the level of professionalism and at least neatness that you need without all the extra stuff you may not need. I think it's made by Broderbund.

Get a student! Architecture students know AutoCAD, and since it’s already built... no worry about it falling over! Let me know if you are interested and need a name, I knew someone who can help you out.

I think what's been mentioned is overkill. Just get a freelance graphic designer to draw it in Illustrator. It just has to look professional, be accurate, but not actually a blueprint. Check Craig's List for some inexpensive talent.

It's also something an interior designer can do. I would if I had the time. I'd post the gig at Interior Design schools (FIT, Parsons, NYSID, etc.) and undergrad Architecture departments. Also, I'd recommend offering a flat fee for the service.

If this is an article that would attached to a contract or other legal document then I implore you to use an architect or experienced interior designer - do not use a student. If it is just for advertising and informational purposes, then by all means use whomever you are most comfortable with. However, with my experience seeing surveys done by students (and remembering how many things I missed when I was a student) I would strongly advise against that route.

That said, it shouldn't cost you to much to have a floor plan at a similar level of detail and size of apartment. A professional could probably finish everything in 4-8 hours, inclusive of the time to measure the apartment. Rates should be roughly $60-$150/hr, depending upon the person's experience.

This is just an anecdote. I AM NOT knocking architects (maybe one). I used to do the space planning for my office for cubicles and the architect worked out the initial plans with the idea that I would do the the details and supervise the installation to save some $50K. I disagreed with the architects measurements and they stood by them, with the end result that when it came to installation, they were wrong and I was right and we ended up reconfiguring on the spot (not fun). I dunno, sometimes architects are not the best. You can do it yourself if you are really passionate about details and have good design software.
