apartment therapy changing the world, one room at a time

House Tour: New Family Home #1

Name: Small Family of 3
Location: West Village, NYC
Size: 725 sf

Sweet job. We recently embarked on a great Apartment Therapy job with a family that is giving us carte blanche to do up their new home as long as we keep the affordable and turn it around quickly (they want to move in). We going to track the progress in detail every few days. This post contains all the "before" pics, taken before Thanksgiving....

Since then we've quickly repainted each room and done the floors (yes, it's a rental, but it's also a home and we think putting money into the floors is WORTH it).

The apartment is the whole top floor of a small townhouse with great light on the front, back and in the middle (via two skylights). That said, right now it's BORING, and our job is to give it style and comfort asap. Watch us go!

It sounds like he's saying that it has been painted since these photos were taken.

I see a no frills kitchen island in the near future.

Maybe a stainless steel restaurant style prep table with shelf and/or drawer or an Ikea option, http://www.ikea.com/us/en/catalog/products/S79843465

I wish my flat had a washer/dryer. Are you removing the bathtub?

Oh yes it seems they did say It's been repainted....ok then can anyone tell me what white i should use on my pre war apartment that gets great sunlight. The decor is mid century modern with some touches of 70's design. The colors run from beiges to greys with dark wood furniture and some stainless steel. I also collect black and white rock photography and have that hanging on the walls. I just found out today that my place is being repainted monday so any help would be appreciated....

thanks!

I wonder how much it would cost to move that HVAC unit to our left? If you could, it would be great to be able to cover both of the kitchen walls with a sliding curtain - maybe on hospital track. Remove all that visual noise!

This will be so much fun to watch.

Just curious, you mentioned painting the apartment and refinishing the floors- I thought by law the landlord had to do each of those two things before a new tenant could move in.

I understand painting the rooms to give it your own flair, but the floors should have been addressed, right?

Wow, that is very white. But tons of potential--I can't wait to see what you do.

Can't wait to see what you do with that ugly kitchen. Yes it's a rental, but I would love to see at least some new cabinets.

Sherriann,
ATRIUM white Benjamin Moore is an off-white that is slightly, slightly pink rather than going yellow or brown the way Linen White does. But it's still white.

Yeah,
Maxwell fibbed before about "someone" with a mouse problem. I bet this will have a toddler bed in it somewhere!

And clean floors are very important to the under 3-foot set.

Sheriann,
I just painted my bedroom (the one oasis of modern decor in my pre-war apartment) white. I used Benjamin Moore Alabaster (OC-129) in eggshell, and it is the most perfect, glowing white--pure, without being glaring. I love it, and highly recommend it...

Does it make anyone else crazy when they see that the doors to the fridge open on the wrong side? It is like nails on a chalkboard to me.

I love wood floors. Makes me wish I had some in my own place.

I think an island is essential in the kitchen. I can't believe there never was one to begin with. It's such a huge space! Also, please tell me you have plans to cover up the washer/dryer in the kitchen (or plans to make the kitchen so fabulous it's not the first thing you notice).

I REALLY hope it's the GRs new place, that would be really exciting. Right now the apt. looks like a blank canvas to me, so fun!

no, can't see Maxwell and SKGR leaving behind their HenryBuilt kitchen for a plain vanilla one (they'd replace it for sure)...

I don't agree with the assumptions that this may be the GR's new apt. It would have a Henrybuilt kitchen or something along those lines. Look at me being presumptuous now.

Omigosh - what a thrill to have carte blanche on such a marvelous space! I am so envious of that kitchen! I adore seeing empty (clean) apartments, so full of potential.

I just can't wait to see what you do!

P.S. - Sherriann, white is trickier than it seems because there are so many shades. The comment regarding the pinkier white is the way to go. Since you collect b/w photography you definately do not want a white with any yellow in it. The yellow whites look really bad with grey. Be careful not to get an off-white or biegey white as well.

I would love to see your collection of photography - sounds interesting!

I think this apt is nice. It's small but it has good bones. I would try to work out a deal with the landlord to let me update that kitchen space (like no rent for some months or a discount in rent or something).

That kitchen space has so much potential. I would gut it entirely, of course. But I would build it out some with a wall of bottom cabinets (or put in an island) on either the front door side or opposite the sink wall (u-shape kitchen). The washer and dryer should be put into that closet to which they stand right next to,making space for either a full-sized fridge or more countertop.

Love the skylights!!

P.S. Those floors look exactly like mine. Love em!

I'm on the top floor in my building and I dream of putting in a skylight all the time. Alas, it's a rental.

Art, that is too funny!

...however, the idea that it is the G-Rs is starting to grow on me..."small family of three", check; "West Village", check... and Maxwell was just blogging about looking for dining chairs, and it somehow felt like it was him (Maxwell gave it away that they had a mouse problem in other posts before the anonymous mouse patrol post, so that feels familiar too). Still, they only did up their place a year ago...(and the HenryBuilt, the HenryBuilt...)

Wow, skylights, washer/dryer and a dishwasher - all is the West Village. Sigh. A girl can dream.

This could be fun.

I too thought about using the adjacent closet for the w/d but wonder if it is deep enough? On second thought, if that's a bathroom behind that closet door I wonder if the dividing wall could be removed so that the w/d could potentially be accessed from the other side and the area where the w/d is now would be a wall with a cabinet or shelves. Damn! Picture of what's inside that door please!

Being on the top floor an externally vented kitchen exhaust could be put in without too much trouble.

Saleboat - there is no right or wrong side for refrigerator doors to open. It really depends on where they are located. If this fridge opened the other way, it would open into a corner making access difficult. On most new refrigerators you can actually switch which way they open - sadly, the fridge in my rental predates this convenience and it opens away from the kitchen and drives me nuts!!

P2, I was thinking the exact same thing. It's great to have a W/D but right next to the frig? Yuck!

Sherriann, the decision has to be yours and you'll have to put 3-4 different whites on the walls to see which one takes the light the best way. Does it work during the day? night? with your artwork? Only you can know the answer to that.

This sounds like a fun opportunity,

However, I can't understand how someone would give someone else complete editorial control over the interior design of their home. Advice is great but... it's your own home!
