I left this message on the last open thread, but I think it was already too far down to be noticed...
Does anyone know what NYS laws are regarding notification from landlord to tenant if the landlord doesn't want to renew the lease? There has to be some minumum time frame involved. My landlord just did this to me. She left a note saying we had to be out by the end of the lease AFTER she collected our rent checks for the month. Everything I'm finding online is about rent stabilized apartments in the city, not market rate apartments elsewhere (I'm on Long Island). I want to know if I have any legal justification to get more time.

Are you NOW in the last month of your lease? I think that 30 days notice in either direction (landlord to tenant OR tenant to landlord), but I'm not an expert.

Yes, she left us a note on May 16th saying we need to be out by June 14th, I believe that's 29 days. A technicality, yes, but when I have to pack up my whole life and find a new place to live in less than a month, I'm looking for technicalities.

Sounds like you have a lease, so you should look at your lease to see what it says about notice requirements. If you don't have a lease (and assuming you're in NYC), the landlord is required to give you 30 days notice to terminate the tenancy under ยง 232-a of the Real Property Law.

Yeah, it should all be in the lease, and most leases are "boiler-plates" meaning that they're pretty much standard format with just the "Landlord name here" / "Tenant name here" / "rent amount here" kind of spaces to fill in.

If you are in Nassau County and had an annual written lease, the notice period is probably longer. Take a look here
