$895k will never happen. Another unrenovated just like this (very similar floorplan) on the market 14 weeks in the building for $599k. The unit referenced above does not have a $300k renovation, and if it does they should sell to their contractor. I will say it does look good (my style) but that also limits who this can be marketed too. A lot of people may feel this is too modern. This is why in Manhattan people sell by owner. They just don't listen to a broker. 1 out 10 are successful in a sale. That is a fact. Result here = they hold and ride it out or a contract goes out for $749ish after several price reductions or they come to their senses. AT should detail a few things if they are going to help in the FSBO process, for ex. the style building, elevator/walk-up, assessments, storage, etc. The building counts for 40% of the sale value if not more.

This is just not going to happen, folks. I am an ex-broker and am not trying to be discouraging, but here are the facts. This is a highly undesirable neighborhood. Steps to Central park sounds good, but once people realize that this apt is on the edge of East Harlem (not even gentrifying West Harlem), they will run the other way. The only people who will want and or afford something like this in a similar neighborhood are perhaps professors at Columbia, Barnard or Teacher's College, and they have subsidized housing. I personally like the finishes and renovation, but it is definitely not to everyone's taste. The tin ceilings make the ceilings heights look even lower, and the whole apt has a cramped, boxed in feel, especially with the window seats. Why are the blinds down and not letting in maximum light in the photos. Are you trying to hide the fact that the views aren't so great? The building itself is scary looking. For the price, I was really expecting a luxury-doorman pre-war, but then I remembered there aren't any in the neighborhood. Also, there is no true master bedroom, actually rooms of that size fit little more than queen sized beds, and that is a squeeze. Looks good sparse, but most people have more stuff. Sorry, the price is so-off putting, that I think you will discourage a lot of would be inquirires. People don't like to be assumed to be fools and this price is insulting.

pookiesays - why would you say that this is on the edge of East Harlem? Considering that there is a big ol' park in between, I'm not sure what that means. It's still the upper west side, not even morningside heights yet. I certainly don't know why the building is "scary looking".

That said, it is farther north than is desirable to most, and I do agree with your assessment of the interior spaces. It feels cramped in the pictures and I honestly would prefer it as a one bedroom with a huge living room. The renovation does look really nice, though.

just to clarify - the "feels cramped" comment is in regards to the tin ceilings making the ceilings look short. Square footage-wise, I actually think the place looks huge.
