This loft needs some real decorating help (we would recommend staining the floors and putting some color on the walls besides white), but the space is ample and the location good. Call me crazy, but I think that building is in Orange, NJ, not Jersey City (NJ Transit mention tipped me off). Quite a bit further away from NYC, train or no train!
This loft is in Orange. The area seems a little sketchy, but the Building is directly across the street from a NJ transit station.
As for pricing, do your homework and get MLS comps on units in this building from the listing agent. Don't take his/her word... You'll be surprised. The owner of one unit in the building has purchased a few others at Federated Homes (HUD) auctions that were foreclosures and has a vested interested in driving up the prices.

Fact: People that are getting kicked out of Newark move to Orange. Right across the street from this loft space is the Train station (which is the only thing going for it, then behind the station are debilitated empty factories that are supposed to be demo'd and rebuilt into condos. The town doesn't want this due to extra traffic (do a search on Google about development in Orange, NJ). The taxes and dues are ridiculous. If you want this kind of living, move to Union City, NJ. At least you still get the hood, but are VERY close to NYC (also with ridiculous high taxes). BTW, you have to transfer at S. Orange train to get to NY. If they knock it down about 150k, maybe then it's worth it. Lastly, no parking. Enjoy the hood because you have to drive to get anywhere decent to shop, eat and relax.
