About a year ago the Blackburn family decided to move to Mapleton Hill, one of Boulder's oldest and most beautiful neighborhoods. Known for its Victorian mansions, hundreds of maple trees, access to the area's best hiking trails and close proximity to downtown, it's one of the most picturesque neighborhoods in Boulder.
A listing surfaced and the Blackburns jumped at the opportunity, beginning a very long (and unexpected) courtship with their dream home. They lost the house to another buyer just days before the closing. Paige, an interior designer, was devastated, but their persistent realtor came to the rescue and found the family something even better.
Michael and Paige had hesitations about the 1880s Victorian until they walked into the entry and stood at the bottom of the stairway. Once inside Paige absolutely knew this was the house her family belonged in. Fortunately, she could see past the seven layers of wallpaper (walls AND ceiling!) and had a perfect solution for the staircase that was already sporting paint and shellac and would need to be completely stripped and refinished. They also fixed up the Carriage house for family and friends to stay in while visiting (no, you can't come for a visit, it's currently occupied!) and use the space as a rec room when there aren't any guests.
Every single room in the Blackburn's home is a visual treat. Paige travels to the Marburger Farm Antique Show each fall to buy one of a kind, vintage goods for her home. She has done a truly outstanding job of combining unique pieces with a modern twist, all while making a cozy and comfortable home for her family.

Biggest Embarrassment: The bathroom off the kitchen. It can be awkward at times.
Proudest DIY: I've been a DIYer for years. I'm most proud of the tufted headboard in my bedroom, probably because it was the most challenging.
Biggest Indulgence: My crystal chandeliers. I can't seem to stop collecting them.
Best Advice: My favorite homes evolve over time and truly reflect the homeowner's personality. Take time in collecting pieces you love and don't be afraid to mix styles

All I can say is WOW! This is one of the best house tours I've seen in a really long time.
So many things in this house that I am in love with:
1. The tile in the master bath-- I love it.
2. The built-in dressers
3. The front door
4. The dog wallpaper in the first bathroom-- too cute.
5. The little girl's bed frame. So simple!
And also, I love the photographs. I felt like I actually walked through it myself-- in some other tours there are so many vignettes that it is hard to get a sense of how the space flows. I felt like I could actually hear the old floors creaking as I looked at the pictures. :)
I adore your home!! I love the details, everything is so lovely and well thought out.
I'm a sucker for older houses - this is very well done - you have kept the character but done some tasteful updates.
Bookmarked! OMG, you live in my house once mine is renovated. Great job and with a modern artist's (not a decorator's) touch.
Questions:
1. Did you open up the stair above the landing (it doglegs left)? I have a simlar space but it is enclosed and it looks a lot smaller. Yours turned out great.
2. I love your bathroom sink. What type of paint did you use on the cast iron bathroom sink? We have a similar sink and clawfoot tub that I want to paint - I love that bold blue btw. I was thinking dark red or glossy black for ours.
3. I love your steel kitchen cabinets. Are they original to the house? Is that a stone top?
4. I find it interesting that your house is layed out with a 4 square plan yet your dining room is located where the kitchen typically is located in this type of plan. Was that original?

I love all the furniture and the rooms and the stairs and the transoms over the doors and the bathroom sink, and I could go on, but I can't get over the fact that the house looks like they have lived there for years, but it says they have been there 3 months! Love the house! Beautiful outside, inside, and so light and open! Spectacular job decorating because it doesn't look decorated. Old houses renovated always look great, which is why I love in one. Do you like the bead board in the kitchen? Was thinking of doing that in mine.
Gorgeous. Love the white walls, so clean and simple. We are renovating our 1890 Victorian … and like you, we have a half-bath off the kitchen. I HATE it. I’m torn between ripping it out, and the fact that bathrooms are a huge selling feature and the next owner may not loathe it the way I do… Are you planning to leave yours, or take it out?
p.s.- I’ve removed wallpaper off ceilings… you have my sympathy!!

Duane Hill, a few years ago I had the chance to visit the home of Harry and Bess Truman in Independence, MO. It had been built in the 1870's and the kitchen featured lots of original bead board and wide plank floor, but also steel cabinets a lot like these that had been added in the 1950's. So maybe they could be considered"originalish"....?Color scheme of turquoise on the cabinets and wood work and red and ivory medallion print wallpaper up the walls above the bead borad wainscot and across the ceiling.
By the way the Truman kitchen, indeed the all of the house that was open to be toured was very "grandma" in a way that was very refreshing considering who the occupants were. Hard to imagine any of the ex Presidents since then living so modestly and unpretentiously. And yes this is only connected tangentially to this tour......

I always like something in every house tour. Sometimes, I like most things. THIS HOUSE is my favorite! I love EVERYTHING! I feel like the house tour is inadequate and leaves me wanting so much more.

I'm still trying to figure out how you can comment on someone's name as we all know names are always spelled differently. For instance my first name can be spelled Tracy, Traci, Tracey, Traysea..etc. Funny!

Beautiful kitchen countertops! (not sure what the material is) ... Also love the bathrooms, the chandelier, the intriguing crawl space below the stairs, the headboard, etc.

Question: how exactly does one lose a home to another buyer days before closing? If its days before closing, hasn't there been a contract in place for some time?
So much to love: the windows, the painted stairs, the floors, the mirrors in the living room and master bath (can I have one please?), white walls as a design choice, awesome wallpaper used perfectly, the kitchen counter extending into the doorway to the dining room, the blue sink, guest house....everything else. Not a single misstep in my opinion. Paige, when I'm ready can you help me house shop? I'll also need you to handle all of the interior design too... I know you're a professional but I hope it's ok if I pay you in food and complements ;)

Honestly this is my favourite house ever in AT. It is everything i would want in a house from the bungalow style of the architecture, to the built in joinery, right down to fabric colour and furniture.... Please adopt me so i can live there!!

The master bath floor is exquisite as is the mirror above the sink. I love that this house is painted white. It lets great built ins and odd nooks and crannies speak for themselves without being too charming. Lots of smart decisions here.

Here are a few answers to your questions:
Even though I'm not thrilled with our bathroom right off the kitchen, we are planning to keep it at this point.
The art in the first picture above is a vintage wall chart that I purchased at an antique fair in Texas.
The vintage lamps in the office and my son's bedroom were purchased from Ebay.
My kitchen countertops are leathered marble and were installed by the previous owners.
I used BM Lakeside Cabin (1658) to paint the base of the wall sink in the kids bathroom.

Delicious! I wouldn't change a thing! I absolutely love how you have used so much of the house's quirky bones -- rather than revamping it and ending up with something perfect and polished (ie: sterile). It is warm and personal without feeling too staged! Beautifully done! This is exactly the kind of feeling I strive for in our home -- and I would say that you have nailed it perfectly!
