Name: Preston Bailey and Theo
Location: Gramercy Park
Size: 1000 square feet alcove studio (Preston), 600 square feet studio (Theo)
Years lived in: 33 years (Preston), 2 years (Theo)
Preston and Theo live together but happen to have the convenience of two distinct locations. Preston lives in 16c and Theo is in 16g. Rather than the typical route to a shared residence, Theo decided to grab a serendipitously vacated rental unit down the hall from Preston a couple of years ago.

Now, they sleep in one apartment, work in their respective homes, and sometimes host cocktail parties that spill into both. The common hallway of their building's 16th floor has become more of an internal hallway for Preston and Theo. Neighbors have grown accustomed to seeing them zip back and forth in their underwear!
Complicated living arrangements aside, when it comes to decor, Preston — event planner for the rich and famous, and Theo — singer and composer, prefer simplicity. Preston looked to Vicente Wolf for a overhaul of his rental apartment of 30 years and Theo looked to Preston. The goal for each was a home that felt more rugged than precious — one that was comfortable but still created a bit of a thrill.

Commercial Flour Sa...
Love the idea of the TV on the easel.
I want to go to there! And live there.
Bubbles! Glass bubbles everywhere, what fun!
love those bubbles too & the fact that you don't have much art on the wall to compete with them. love all the flowers & plants everywhere as well. great space, nice colors & like how you make use of 2 apts.
How fun are these guys running up and down the hall in their underwear? I love it! Perfectly over the top. Those bubbles are amazing.
Also, would love more information on those cool collages.
I love the bubbles, but what a nightmare to dust!
(Side note: I certainly wouldn't complain to see those guys running around in their underwear in my building!)
Cool bubbles!
I have a display of glass bubbles similar that over my soaker tub. Got a few boxes of cheap clear ornaments at IKEA after Christmas and used tiny eye-bolts and clear thread. There's a soffit, so you can't see the hardware unless you're in the tub. I have to stand on the edge of tub and do a little balancing act to dust them once a month or so.
i love the idea of a couple keeping two separate residences.
I love this...the bubbles, the orchids, the windows.
Love the idea of two places!
Does anyone know where I can find those bike racks? I'm looking for something exactly like those!
LOVE!!! the glass bubbles. Preston do people ever bump into the one above the couch?
The glass table in front of the couch is gorgeous. Remembers me of old Hollywood era.
thank you for a peek into preston's home. i do wonder after all his success why he still rents? the popcorn ceiling would alone would make me call a real estate agent.
Lady J, Woody and Mia did it.
really? well good on them too.
I, too, love a lot of this stuff but can't take the carpet or ceiling :( But, I had a rental with nearly identical carpet installed way back in 1990 (this was last year) and even after 3 professional cleanings my allergies forced me to move out. On the other hand, I work from home and I sincerely wish I could just walk next door and work there instead!!!
HBC and Tim Burton are doing it, as well! :)
This is a cool space. I hate the carpet but everything else more than makes up for it, particularly those divine chairs and that gold coffee table (image 24). And of course, the bubbles.
@patrickmc - If he's been renting in Manhattan for 33 years it's probably rent controlled, which means he could be paying as little as $400 a month in rent (which for 1,000 sq ft in NYC is nothing - wouldn't even cover your coop fees much less your mortgage if you bought).
wow that's really nice. very cohesive. although, i dont think i needed to see a shot of the shoe rack. just saying ...
:)
I can't get a good layout of the space and I think the same type of orchid repeated at least six times is a little much, but I still LOVED it!
I, in some way, am going to try and copy those chandeliers.
I guess I tend not to notice peoples' carpets and ceilings like other posters. Maybe because I rent also and know there isn't much you can do about it so I block these items out?
ZKE, thanks, I didn't think about the rent control thing, it makes perfect sense to stay in that apartment and buy a weekend home. But, I still hate that popcorn ceiling.
I wonder how the neighbors would feel if it was Paris Hilton and her boyfriend "zipping back and forth in their underwear"...lol. Just saying.
its very practical.
Sorry, but i like a little art on the walls. These are too bare. Otherwise it's pretty nice.
LOOOOOOOOve the table. And please add stuff to the walls.
i LOVE the bedroom/mirrors/bubbles. i don't love the paint/carpet/popcorn/lack of art on the walls
*note i understand some of this is due to it being a rental
fun fellas!
I loove Preston! He is so amazing and creative and his place is as well. Nothing looks placed, it just looks like it all belongs. Love.
Missing the rugged part of 90% of this place.
Sorry, but I'm so sick of seeing people posing in their house tours. Please show me your place, not your face! The only exception is when the person is caught off guard and their picture is taken without their knowledge - it's more natural as opposed to staged and distracting from the overall house tour.
And unless you're in a college dorm, I'd say walking around in your underwear in common hallways is highly inappropriate. I'd hope they're at least wearing a robe.
That aside, I love the large windows and the view from the desk is killer. I miss NYC. :(
"Nothing on the walls allows for the eye to wander and the mind to penetrate walls."
-This is excellent advice. There's nothing worst than folks who happily clutter their walls with junk because they're too scared of seeing a blank wall. Thank you.
I really don't get it. I really, honestly, seriously do not understand the appeal of these apartments.
The pastel yellow walls are hideous, completely at odds with the theatrical minimalism of the furnishings. The battered blue and green carpets just make it look worse. I appreciate that in a rental situation painting and recarpeting might not be an option, but surely something could be done to tone them down?
Preston and Theo have so many amazing things that provide a dramatic "wow" factor, like those bubble chandeliers, the oversized mirrors, the inlaid furniture, the four poster bed and Theo's lovely collages. And yet the whole effect is ruined by clunky arrangement, the drab upholstered furniture, the lack of accessories and those potted plants deposited onto any and every flat surface as if they were storing them overnight for a friend.
I'm sure that Preston and Theo are talented, fascinating, dynamic people who throw the sort of fabulous cocktail parties that I'd kill to attend. But that doesn't automatically mean that decorating is one of their skills.
For inquiries about the collage artwork in Theo's apartment please send an email to earrelevant[at]mac.com
I completely agree with the previous post! I don't get it. Those mirrors, carpets, and plants... It looks like someone stole the carpet from some 90 year old grandmas house. AND that kitchen!...
There are a lot of nice pieces and ideas spread throughout this apartment. Love the space expanding use of mirrors; especially the huge one reflecting the view behind the (ahem) floating bed. Curtain walls to hide storage is perfect.
blandwagon is on it! (except preston had his place done by vincent wolfe...hard to believe i know)
Best use of the current fad of using old biology posters, only time I've thought it witty.
@megd...
I bought a couple bike hooks just like those at Canadian Tire. (Which probably doesn't help you if you're not in Canada...)
They were cheap like borscht ($10) and by Mastercraft. Here's a link for them on CN Tire's site. Good luck!
http://www.canadiantire.ca/AST/browse/3/HouseHome/StorageOrganization/GarageOrganization/PRD~0468205P/Mastercraft%252BHorizontal%252BBicycle%252BHanger.jsp?locale=en
LOVE the bubble chandelier! Gorgeous. Love the biology poster above the commode. Whimsical!
HATE the constant orchid theme throughout the home. I felt like I was on a photography topic lesson or something. It'd be cooler if the orchids were different, yanno?
Also, I'm a little lost with some of these vignettes. Does the shot of all the shoes in the shoe bag really add to the design of the apartment? I always find those shots so needless in the whole perspective. Maybe it's just me...
Thank you blandwagon. This is eclecticism gone wrong. I am sorry. The nasty yellow walls, the carpet (i can smell it), the pop corn ceiling, the cliched mirror, the clunky arrangement of pillows and sofas, the ghastly stairs, the cheap orchids and potted mini trees everywhere. Wolf would die.
in love with the bubbles....feeling claustrophobic due to orchid madness....this space is confusing.
Looks very fun, hip and upbeat but missing fabulous....ARTWORK! Blank walls are boooorrrrring!
those collages stole the show
I was so expecting to love this based soley upon Bailey's floral work. But I just am not feeling this. There are elements I like a lot (that chandelier must be lovely at different times of the day and evening.)
But I just wanted to walk in and straighten or rearrange certain pieces of furniture. I particularly don't like those two chairs rightupagainstthemirror! For crying out loud, there's enough room to bring them a couple of inches away from the mirror, and each other. It just seems stiff and unnecessary. The scale of that mirror bothers me, too.
Though, I sorta love how they have acoustic ceilings, the bane of many of us.
Love the big windows, the furniture, and the style in general. But the popcorn ceiling and carpets are kinda gross and distracting from the decor.
loved theo's living room (the mirror, coffee table, huge mirror) and collages and preston's bedroom.
The coffee table in Theo's living room, love at first sight.
Does anyone know what kind/brand of record player that is in Theo's place?
I reallly love this. So much character with a touch of humor, elegance and originality. I'd love to visit (and steal the easle tv stand)!
thank you Mamalike and MarshallO - the coffee table had my name on it. I love it, too. It's 50's French and I saw it in Vincente Wolf's showroom waving at me with a baguette.
Preston and I were surprised that people thought that the carpets were in the apartment before we moved in. That would be a huge NO NO. Vincente Wolf chose the carpets in Preston's house and Preston the one in mine and they are new and clean and smell like daisies (or orchids). Attention viewers: the photographs make the carpets appear duller than they actual are - nothing worse than an old stinky carpet. Totally agreed.
Thank you so much for the compliments on the collages. There are many more and I am planning to exhibit them soon.
The record player is a Güber CM-02 and has a USB connection to hook up to your computer to digitize your records. I just like to listen to vinyl.
Note to AT: You should do a feature on Theo's collages!
I think the seperate but together idea is great! And I like the colors. so I am not all negative but: I normally don't post, but I couldn't even maintain my interest in the house tour because of how it was shot. I have noticed recently that a lot of the house tours are not giving a broad perspective of the space, but this one was so focused on the details. I don't even know if I liked what I was seeing! I was so frustrated that couldn't see it! or see it in context, atleast. :(
Less posts about overly privileged upper middle class people please.
I really like the eclectic mix of furnishings and I can never have too many orchids/greenery in my place, but I cannot handle the carpets!! They seem dated (not in a good way.) Why the choice of color and style of carpet? Actually, why carpet?
@ crezzzy, with the exception of a few minor details, no way would I use the word "rugged" to describe this place/these places either!
However, I do think it's/they're lovely!
Haven't seen carpet in ages but it works for the space. Great details in the mix;)
So glad I stumbled on your apartment tour, Preston and Theo. Could you tell me where you got your bike hooks from? My husband and I are in the midst of baby-proofing our apartment and getting our two bikes off the floor is number one on the list!
Oh those bubbles !!! Love them & Preston.
Very nice.
the popcorn ceiling kills me.
