- I like the rectangular layout of the space, the simple shaker trim, and the high ceilings. I love the floor to ceiling library shelves along the hallway. And I love the salvaged french doors in the living room that lead out to the garden. I like that the outdoors is the first thing you see when you step inside the apartment. It is dreamy and romantic.
- Biggest Challenge of Living in a Small Space
- Storage is always a big challenge in a small space. We combined the bedroom closet with a utility closet to create one large walk-in that helps us keep clutter out of sight. The ceilings are high, so we installed extra tall cabinets in the kitchen and built-in shelving along the hallway and in the bedroom. We learned to make use of the vertical space.

What a lovely space. I agree--those salvaged french doors in the living room leading out to the garden are beautiful. And high ceilings really make it feel more spacious. Wouldn't everyone love a design that features floor to ceiling library shelves along a hallway. The small space lives big with those features. Really nice place.

Excellent use of that long hallway! And, it's really nice to see decorative iron work on the patio windows/doors, instead of those horrible iron bars that you see on so many lower floor NYC apartments. Makes a huge difference, and you still have your security!

You have a European kitchen with the washer/dryer combo installed. How do you like that? I used one on vacation and it literally took 1-1/2 hours to dry a very small amount of clothes. Oh, we hated it.
HOWEVER, you home is lovely. Amazing bathroom and those doors with the iron work (?) are beautiful. Now that is something to be jealous of..in a very nice way.
The hallway library, the surprisingly large bathroom, the good use of vertical space in the kitchen, and those big, tall, PRETTY windows-- yup. I have a new favorite.

Is that a DWR Min bed peaking out of the bottom of your bedroom picture? The French doors are fabulous, kudos for the choice of an ultra energy efficient Liebherr refrigerator, the dark, rich frame around the huge mirror in the bathroom is just the right contrast to the muted colors, and I absolutely love the red rug against the white bookcase wall. It's perfect.

Susan, it is a combo unit -- it's an LG and it has proved to be a great choice. You don't have to vent it to the outdoors. So, no getting co-op approval to cut a hole in the outer wall.
Lyonstill, It does take four hours to do a full wash/dry cycle. I just turn it on before sleep. It's very quiet, and the clothes are dry when I wake up in the morning. It is a full capacity.
Thanks to everyone who loves the french doors and iron work. I can't take credit for them. The former owner was an architect and she salvaged them from job sites.
I designed the kitchen, and my contractor Henry Almeda (the best!) was a true collaborator and trouble-shooter. His team are CLEAN. Every night the job site was swept and tools put away and trash hauled out. He came in right as he'd budgeted.
Henry also did all the built-ins -- the library shelves and the walk-in closet. The painting over the sofa is Maggie Hinders of Hoboken. Check out her site. Awesome and affordable real art.

In my previous condo, I had, not the combination w/d in one unit, but a separate small washer and a small ventless (condensation) dryer. Yes, it does take longer, but when you live in an old stone or concrete building that was never designed for washers/dryers, and there's absolutely no way to vent something to the outside, they are a great solution.
Love the hallway shelves and the European kitchen. I would totally cram that hallway with books, too. The small bathroom looks wonderfully elegant, as do the windows.
The contractor for the kitchen, bath and built-in library shelves is Henry Almeida. I can't say enough good things about him. He's a true collaborator. He's licensed and insured for co-ops/condos. 347-804-6171
So simple, and yet there's really a lot of very smart small-space design going on in there, what with the hall and the kitchen and I suspect the closet you mention.
And can I just say I'm so jealous there's a town called Sunnyside? There's a street with that name here in Chicago, and I once almost rented a not-so-great apartment just so I could live on such a nicely named street (second only to Bittersweet, which yes, someday I will live there). But a whole town!
Melanie, the dresser is a strange NYC story. I found it on the street right in front of the building where I did not know at the time I would one day buy a co- op apartment in. Got a girlfriend to help me lug it home, only to tears later have to move it back again when I bought the place.
It's like the dresser was an ambassador for the apartment and they found me and brought me home. The only thing I changed was the drawer pulls.

LOVE!!! the washer in the kitchen. A beautiful living room as well. :)
HAR, the hall was 42" wide before the built-ins. The shelves are 11" deep. Even though 11" is standard depth for many lines of freestanding bookcases, I would have liked them deeper, but that would have covered the doorway to the bedroom -- and blocked natural light. After the built-ins the width of the hall is about 30".
The red runner for those who asked is FLOR.
The LG drains into a standard waste pipe where the sink and dishwasher drain. It's hooked up just like a dishwasher.

HAR, correction... the shelves are 8" deep. We had wanted 11" deep but it would have partially obscured the bedroom door. It works for most books. The big art books have to be turned on their side and we keep them on the bottom shelves.
I can't believe this only has 282 votes so far. This is one of my ab fab favorites. I keep looking at the pictures again and again and love how you've done everything. The bathroom is wonderful -- did you design that as well? And how do the mirrors that are on the tub wall work -- do they stay fog free as you shower? The hallway of books is the best I have a layout somewhat similar to yours and may be copying this idea, although not built-ins since this is a rental.
A question -- you mentioned high ceilings. How high are they?

I designed the bathroom. The floor was the only thing that I kept as it had been cemented in - it's terracotta tiles laid in a herringbone pattern so I built the color scheme of the new bathroom around that. Henry, my contractor, did all the tile work and installed the jet tub. My dad installed the frameless shower door on his last visit. He's handy that way. I wish he lived nearby. The mirror isn't actually in the tub. The photo was taken standing in the tub looking out into the mirror.
What model is your refrigerator? It looks tall and lean. Exactly what I would love to have in my kitchen.
Hi Pinrat, that is the Leibherr refrigerator, and it was key to the kitchen design working. It takes up only a 25x25 footprint. The fridge had to go in that spot or it would have blocked the site line to the french doors. Yet, we needed the sink in the corner or the kitchen would have obliterated the "dining area" and I was firm about wanting sit-down seating and not a countertop, which I find uncomfortable. Anyway, Leibherr is carried by Krups on 17th if you are in Manhattan and want to check one out. It has really nice hardware and a soft close. It's quiet. The space inside is good for two. I think it would be a stretch for a family.
