Franz + Joe Tip #5: Upgrade...But Don't Go Overboard

When our first seller, Michael, was looking to sell the stunning Lake Washington view home where he grew up, he made some significant changes in order to fit the style of the neighborhood. Michael was initially hesitant to alter the house, but as a custom home builder himself he knew he could use his personal style and professional experience to help his property stand out with buyers. But in general, Franz + Joe advise their clients not to go overboard! Making small changes like new carpeting and paint can be a cost-efficient way to get the most return when you sell.

Franz + Joe Tip #4: Accentuate the Positive

Our second seller, Kelly, had considerable real estate experience, but she quickly learned that selling her swanky luxury condo was very different than selling a house. Team Franz + Joe told Kelly and her husband Chad to focus on their building amenities (including a state-of-the-art fitness center and spa) rather than their unit's square footage. Perks like never having to rake leaves or shovel snow made emphasizing the ease of owning a condo a definite selling point.

Franz + Joe Tip #3: Declutter Your Home

Our last sellers, Cory and Jeremy, only needed to make small staging tweaks in order for their Lake Forest Park home to be market-ready. Franz + Joe urged them to edit some furniture and thoroughly de-clutter their spunky modern house so it would feel like enough of a (stylish) blank slate that any buyer could see themselves living there.

Franz + Joe Tip #2: Get Good Professional Photography

Team Franz + Joe advise all of their sellers to get beautiful professional photos taken. Bad photos can make even the most charming home look dark and awkward, and in even in a sellers' market, it's important to showcase your property's best qualities.

Franz + Joe Tip #1: Ignore the Distractions of the Competitive Market

In a strong market like Seattle, sellers may easily be inclined to try and push their asking prices higher than buyers are willing to go. Franz + Joe prefer to follow the numbers and show a strong value, then let the market press purchase prices higher. Homes that are priced right usually sell faster and for a greater profit.
