What is your favorite element of your Small & Cool home?I have to say, I love our velvet floor-to-ceiling eggplant drapes. When I saw the fabric, I knew it was perfect. There's something about custom window coverings that makes a cookie-cutter-condo feel special, like couture for your apartment.

What was one of the biggest challenges you faced in furnishing your Small Cool home? I wasn't sure how I would fit all of our needs: a formal living, an ultra informal cozy place, and a dining area into the very small space allocated. We managed to max-out our living area by using a very small, round bistro table (it's usually just us anyway) and by walking the line between formal and informal in our living area. A large upholstered ottoman and a comfy couch makes it perfect for RuPaul's Drag Race marathons, but the collection of lovely armchairs and dramatic drapes makes the room cocktail-party-perfect.

White Enamel Flatwa...
It has a great hotel feel without the depersonalization. Theres a lot of stuff but it doesnt feel cluttered-- which is quite a feat
Nice on the eyes, lovely monochromatic with a few other hints of color.
Living room is great, although there's just one too many chairs for me, but it still looks very nice and still doesn't appear too cluttered.
Very elegant and cohesive.
At first glance, this does look like a posh hotel. I like that you've kept the color scheme subdued- it's allowed you to play with furniture of different eras without it looking disjointed! The striped wall is a sophisticated touch. Nice job!
warm, masculine, a space for grown-ups -- i love it
Yes, it really is elegant. Beautiful use of color and space. Perfectly executed.
Yay Toronto! This is almost the exact same layout as the condo we will be moving into next week! May I ask what neighbourhood this is in?
BTW, very nicely done!
I'm in the love with the striped wall!
Thanks everyone!
daracox, it's in College Park.
The lounge room and kitchen have a warm feel though I do agree with the others that it looks a little like a hotel (a beautifully furnished one though). My question is, why does the bedroom look a lot less ordinary? Perhaps fluffing up the pillows a bit before the photo shoot would have helped?
I meant to say, why does the bedroom look a lot less glamorous than the lounge and kitchen?
Love the space. Your layout and sqft are almost exactly like that of the condo I'll be moving into soon (in T.O. as well). :) May I ask who your builder is?
Love it! What is the deal with condo developers in the GTA all using the same layout? My condo is almost the exact same except a little longer & the den is open.
I love the roller blinds in the bedroom - I have been looking at something similar for a while (and my window is the exact same strange shape). Where did you get them?
Hey djenar - Thanks for your comments. I hear you all on the hotel business, but it's so chock-full of our stuff that it really does feel like ours. All the bits and pieces have been pulled-together over the last 7 years and squeezed in here when we moved in last May.
The bedroom is only 9X9, so it's ALL King-sized bed. It's extremely spare and tidy: a welcome retreat from all the colour, texture and eclectism of the living area.
I kinda think it's glamourous in its own way - purple wall, bright clean linens, and a 26th floor view of the Toronto skyline. I didn't want to compete with that.
Hi TijinaBanana -
The blinds are from Blinds to Go! Super cheap and soooooo fast! They are a nice oatmeal linen. And blackout, which was necessary when the sun rises and starts to bake you (we sleep in!).
I didn't photograph our den - It's at the front near the washer/dryer and we outfitted it with shelving and closet rods and made it a butler's pantry, of sorts. Who needs a 4X8 den, anyway?
i would like to know where the roller blinds in the bedroom are from as well. had something similar in a rental and now want them for a new condo but cant find them anywhere.
great space!
Love this apt! Very chic.
AT is there away to turn off that annoying "Facebook/Twitter" popup I get EVERY SINGLE TIME I do a thumbs up? I am already very tired of it and we are on day 2 here...
Thanks! Can't wait to replace the ugly vertical blinds that are still there from the previous owner.
Very sophisticated, I agree with matt manfredini, as I get an upscale hotel feel but with personality. This is a very nice space, the bedroom was a little dull but the rest of the home really makes up for it.
I see why people are saying it's hotel-like, and my comment of "elegant and cohesive" could be taken that way, as luxury hotels spend a lot of money to present an elegant and cohesive look.
But I don't at all think this looks like a hotel; it looks like someone's actual life and stuff put together in an elegant and cohesive way. Also, learning that the bedroom is really only 9X9 puts it in perspective - you pretty much have to keep it that minimal in order for it to be restful.
Thanks, emmelemm, my thoughts exactly.
LOVE this! I totally understand the hotel comments because it is really chic - but it also looks comfortable & lived in. I love that it has STUFF but doesn't feel cluttered. It feels masculine but not too much (if that makes sense). I love your collection of globes and while I normally like a bit more colour I love how you've kept the palette rather monochromatic but using rich interesting colours (as opposed to all beige!).
Very well done!
(& yay for another Torontonian!)
k
very candice olson!
this is a really cute condo. the views look amazing. but once the shades are closed, it looks like a great cozy retreat. love the open kitchen to living...great for entertaining!
Gorgeous. Surprised it didn't get more votes, but that may be because it's not on the IKEA/DWR side? Bah. Bah, J&J! Love your place.
Thanks, shanalulu! It's only been up a few hours, so more votes may come!
Oh, PS, Maus, it's an Edilcan building.
I want to move in! It's lovely. The warm colors are really beautiful with the wood finishes.
The layered custom window coverings are fantastic. The itty bitty dining area is great too.
as soon as i saw the corridor-like layout i knew it was a toronto condo. i hate toronto condo layouts soooo sooo much. (it's because they're all new, the old ones are OK).
i like it though!!! can i come over?
chic!
Where'd you get the beautiful black chandelier just off the kitchen??
Moving to the T-Dot this summer - getting so inspired to create a new home!
Hey Rebelle - Thanks for asking.
My partner Jeff got the birdcage when he was a kid - He had fond memories of it when we found it in his parents' house, so we brought it home, sprayed it in a high-gloss black and installed an Edison bulb. (It used to be honey-coloured wood and very cat lady frumpy.)
It's nice to showcase things with sentimental value, but you gotta do it your way. We love it.
I also love the striped wall. Paint or Wallpaper?
The whole thing is beautiful by the way.
Thanks, Laura -
It's paint. The whole wall painted in a matte (BM CC530) and then we taped-out the stripes and applied two coats of glossy urethane. Easy breezy!
I love the entire place....and have to agree with Laura, I'm loving the walls. Great Job!
I think the bedroom would be equally as glamorous if the bed was dressed in dark linens instead of white. Or at least a dark throw on the foot of the bed and a dark pillow, in the shade of the drapes or
I like the choice to cary the color scheme throughout the entire apartment. It makes it seems like one cohesive room with numerous parts. Well done!
the eggplant drapes are amazing!
I walk by your building everyday. I'd love to stop by for a cocktail! It's so nice to see so much personality in what can be very cookie cutter condo units. Great job on making your place sophisticated, warm and inviting.
i'm surprised by the amount of flack for the bedroom. i think it's serene. continuing the dark color scheme would make the small bedroom feel cramped. there's something so simple and inviting about white bed linens.
Thanks, quirkyliz - that's what I thought!
I'm big on contrast. I think, when something's decoratively-amiss in a room, it's often a lack of contrast. Sometimes hard to put your finger on, but that might be it!
I think each individual room requires ample contrast, as does the home as a whole. I quite like that our bedroom is so bright and clean, it works as a counter to the heaviness and saturation of the living area.
(And the lighting in our room is lovely, which is hard to tell here. Two marble lamps and a great pendant fixture we found at the Goodwill for $2. It's iridescent and soft and I love that it becomes a focal point at night.)
nice place, guys. love the birdcage, great job. I am awed by the simplicity of INSTALLING YOUR CABINET KNOBS HORIZONTALLY. seriously...can't believe this is the first time i'm seeing this in a real, non-showroom kitchen. it looks great!
A lot of dark colors, but it's far from looking depressed, heavy, or cave like. Also, the horizontal stripes in the living room carry "the look" from nice to sharp!
Lovely home! It's so elegantly curated and assembled. The paint colours, furniture and draperies really make your living area look classy and comfortable at the same time. Thanks for sharing!
GORGEOUS! Can I live here?!
For me it was definitely too hotel looking, but in another way I like that it felt like a mature space.
I thought the dining room table and chairs were great and looked very useable even though you mentioned how small it was.
i am really sorry but i am not a fan of the drapes, they just look a bit too...impersonal? Maybe too formal for every day life?
But great job otherwise!
I didn't mention that they're really a velvet corduroy. Which really cuts the formality. And, considering the amount of fabric I searched through to find it, these babies feel totally personal to me! ;)
On your recommendation....
Looks very nice. Would have been great if photo two, was number one, but its irrelevant at this point. The space is well designed throughout. You successfully took the "cookie" out of "cookie cutter"
Other than photo one (not sure what you're hiding by having the third blind down), the photos are great and I appreciate the clear sense of what and where everything is. For a split second I thought you had a set of Jacobsen "Ant" chairs, which as a friend on mine just told me, were brutally expensive to find.
Well done overall, just not my personal type of style. I'm really into cast iron architecture (brick, beams, corinthian columns, etc) and places like Shellby just posted (something that appears to be in a townhouse) I like places where you can put a 1930's milk and bread basket near the front door and you feel like it belongs, if that makes sense.
Thanks, century - Your comments have been everywhere and I felt left out! Haha.
I submitted number two as number 1! AT edited me!
(The third blind is covering some internet mumbo-jumbo. No dead bodies, I swear.)
Not ant chairs. Just typical bent-wood chairs from some furniture store. They are definitely something to replace, when I find the right combo.
Thanks again for writing.
Sure, my pleasure and I appreciate you taking me seriously, because I can be SERIOUS! Its a really nice place, that I would absolutely live in. Its very cozy and maybe its just me, but its like the dead of summer in NYC right now:) and I'm feeling a little bohemian at the moment, bohemian like a a kingsize mattress on the floor (no frame) over a big amber colored persian rug, with a Wegner wishbone chair off to the side and a light green silk tapestry hanging off its arm. In the background, an 8 foot x 6 foot photo of the godfather. :) My new space is still loft like at a whopping 285sf with 3 massive 8 foot windows and birch hardwood floors in Union Sq. I may still enter, but I'm shopping for a rug at the moment. If I find it, you'll see my place, if not, then maybe another time...
Oh just post it!
Come on!
I can't believe the discrepancy between Toronto and NYC right now, weatherwise. We're normally about the same. It's 10 C and raining. Boo.
(Which makes my cozy, heavy, rich-coloured place feel good. In the summer we just lock it up and go to the cottage.)
i like everything here except the bedroom.
Lovely! My favorites are the striped wall, round mirror and collection of globes--so perfect! :)
LOVE this! I too will soon be moving into a condo with a very similar layout. I love the wall of curtains and the striped wall in the living room. Where did you get the tracks for the curtains, and are the stripes painted, or is it wallpaper??
Hey jmsnyc -
It's paint. The whole wall painted in a matte (BM CC530) and then we taped-out the stripes and applied two coats of glossy urethane.
I'm not sure where our drapes-lady got the hardware.
Online, I think. I can try my best to find out!
Thanks! My partner and I have a very similar furniture layout and honestly were watching Drag Race when we caught up on the posts yesterday. There are definitely a few things that we're going to use for inspiration/steal!
Haha.
You two must be our NYC Doppelgangers, with your taste and your Drag Racing. God, that show is outrageous. Loves it.
I think it's funny that everyone is hating on the bedroom, because that is probably my favorite part! I am loving white bedding right now... I can see the hotel thing, but mostly just because it looks very "styled." It gives the impression of the inhabitants being interior decorators. Which obviously isn't a bad thing, it's just different from a lot of the other entries and a lot of what you see on AT. I think there is just less of a homey, airy vibe and more of a sophisticated, urban vibe. This is clearly a very well thought out space. Good job, guys!
Impressive, looks incredibly cozy! That round mirror is amazing
love it! just spent lots of money with the shade store, wish i'd known blinds to go can so easily look like a million bucks! also: where is your dining table from?
Fantastic job! I own a condo in T.O. with very similar layout as yours and have struggled with the "pretty yet practical" problem since lack of storage is the number one issue. But your look proves that a small condo can be chic AND realistic all at the same time!
I'm with livc in that I love the bedroom. I also love the living room, dining room, kitchen, all of it. So relaxing yet infused with character and style. Don't change a thing!
Thanks everyone!
livnc, neither of us are interior decorators, but I do love the process. I know to an outside eye it can appear super styled, but we didn't shop a bit of it. All pulled together over many years, many diamonds-in-the-rough antique hunts and thrift-store finds.
ikat73: Blinds to Go is great for certain things! Three blackout blinds in our bedroom only cost $400 and were ready in 48 hours, as they promise. A $40 measurement and installation fee and you're done! Would totally recommend it.
I got the dining table on craigslist. Jamie Kennedy (star chef here in the city) was changing up his cafe (Hank's, on Church Street) and was selling off all the marble-topped bistro tables for - $25!! What a steal. I absolutely love it.
Thanks macmills and unabridged - So nice.
Oh! The round mirror is from EQ3 - really the only thing we bought new at a store. It was $249, is super heavy and great quality.
lovely lovely done :D i may soon be the owner of something just as teeny tiny and i have to say,the place looks as if it was made for me to live in. the colour scheme is brilliant, dark if you consider such small places go wel with light colours, but the final result is just a "thumbs-up"
your place is awesome. I love the striped walls in the living room. I did the same thing to my bedroom in a previous apartment.
Thanks a lot!
Because our place is so small, the windows keep the whole thing quite bright, yet moody at night, so it never feels cavelike or dark at all, even with all the rich colours.
GORGEOUS. And SO comfortable.
