Q: I am trying to sell my house and I keep hearing that the bathroom isn't updated. What can I do without spending a ton of money? I was thinking maybe I should get rid of the tile behind the sinks and put in a big mirror?

Take out the rugs and palm trees and it would look more modern - at least from the pictures. I like the mirrors. :) Good luck!
Wow, buyers are picky! I think it's a nice bathroom.
I would paint the cabinets white (or replace the doors with a more modern style), change the lights above the vanity (the dome shaped lights aren't doing it for me), get rid of the palm trees and change the bathmats to either crisp white or maybe teak bathmats to go with the wood trim.
If the toilet's blue, I'd replace it for white as well. Right now it's too much blue.
Personally I like the mirrors as-is, but if you have the $$ for it, it might be nice to take out the tile and put in a big mirror as mentioned.
The palm trees and faux marble vanity top are the more immediate problems to me. If you can spring for a new counter and sinks, do it. And definately loose the palm trees. Good luck!
I suggest:removing the wallpaper border; painting the walls a blue gray color; painting the vanity base a black-brown color, replacing the two small mirrors with 1 large mirror with a decorative frame in silver or black; changing the outlet and light switch plates to a nickel or pewter; remove the floor mat near the toilet (that's just gross); and getting 1 nice bath mat (restoration hardware) placing it parallel to the shower.
I agree with the first comment - I think the easiest thing is to get rid of the palm trees and rugs, as well as the green square things on the walls below the palm trees, and then paint the walls white. It would also help to clear the flowers, tissues and clock off the counter. If you're willing to invest a bit more a fresh coat of white paint on the cabinets and a clean white countertop would do wonders, but it might be easier just to negotiate price with a buyer than to put that much work into it.
I would replace the hardware with something more modern (and the faucets, too) and install one large wood framed mirror. I would paint the cabinets to match the tile and then choose an accent color to paint the walls - perhaps a brick red. The palm border and the accessories need to go.
Get rid of the blue rugs, palm trees and pint the window trim white. If you have the budget, a new vanity and removing the tile in back of the vanity would go a long way. Good luck!
Wow. I don't think it's that bad! Here's what i'd do (none of it expensive): Get rid of the wallpaper border -that's the most outdated thing. Then get rid of the fluffy rugs, paint all the dark woodwork white. Remove the shower doors and get a nice clean white linen or waffle weave shower curtain. Don't remove expensive tile, especially since it looks like a nice neutral grey. Maybe find a fun, fresh paint color like a yellow that will play off the grey tile. Paint the stool woodwork white (or match the new wall color) and replace the cushion with a modern fabric like an ikat or whimsical floral that matches or complements the tile and wall colors. Replace light switch with a new white one. Get two fluffy white towels and put them in the tile towel rack so that they look plush and spa-like. Not sure about blinds - they are aging, but sometimes necessary! Just amke sure they're clean and up when showing the house. Finally, remove all do-dads from counters, and add one nice vase of fresh flowers. Done! Good luck!
I'd also add a shower curtain to help hide the shower door.
If you're trying to sell, I'd say get rid of the palm trees, declutter, and maybe a fresh coat of white paint on the cabinets. Good bones, though! I kind of like the mirrors. :)
Ha! Just noticed - make sure all the recessed lights have working bulbs! Sometimes it's the little things that put people off...
A new mirror is a good place to start. I would also removing the wall paper border, the art, and the decor items that are in the room, see if you can replace the lightbulbs in the over the counter fixtures with some that are flush with the ceiling, get new window treatments, paint the window casing white, and replace the switches, outlets, and covers, if you are able, with white. If you were to only do one expensive thing, I would replace the lino or the countertop.
Paint the window trim white. Remove palm trees/art. Get one long neutral rug for the sink area.
Get rid of the palm trees and the floor mats and the bench. Paint the cabinets (dark brown to match to window?) and likely change out (or at least paint) the cabinet pulls and the lights over the sinks. A fresh coat of paint always makes everything seem more updated. I like the mirrors personally. A single large mirror will be a pain to hang.
It's a nice bathroom. People are just super picky in this buyers market.
Depends on how much you want to put into it...I know, that's always the question. Basically, you need to make it interesting. II was buying a house with a bath like this, I'd want to gut it and start over...and for what tile and new plumbing fixtuers cost these days, it'd be worth it. Nothing you have there, save possibly the mirrors, is something you'd see in bath design in the last 40-50 years. That's what they mean by updating. De-cluttering a space (i.e., nothing on the counters) is key. Consider removing the wallpaper and repainting for starters. Also consider repainting the cabinetry. Hope this helps!
Readying a house for sale right now, too! Consider removing the glass enclosure and putting up a shower curtain instead. It's an easy job, and opens up the space while modernizing, too. I'd paint the cabinets and swap the countertops (check IKEA for super cheap but nice looking black matte countertops), and agree that the palm trees need to go. I actually have no problem with the mirrors, I like them.
It looks very clean, which to me is the most important thing. I agree with the others that the palm tree border needs to go. I would try and make it look as pristine as possible with a crisp blue and white. Change all the rugs out to bright white to make it look bigger. Replace the mini blinds with a roman shade, rolling it up to let the sunshine in when not using the bathroom. I like the mirrors, but lose the artwork and the vanity bench (I'd keep that space open). Replace the art with something more restful (coastal, but not touristy-beach), and don't clutter it up with smalls. If you can afford it, replace the shower doors with a frameless glass sliding doors, and change the fixtures to brushed chrome. I agree the toilet should be white - always. Nothing you can do with the height of the countertops when you're on a budget, but replacing the doors with plain fronts or even a slatted shutter look, would make a difference. Accent with clear vase of flowers and a seagrass basket of towels and/or trash can. Good luck.
And repaint the window frame white.
Pull the wall paper. Paint the walls a very pale warm grey-a few shades lighter than the grout between the tiles. Paint the mirrors that same shade. Clear the counter of stuff. Add a woven basket of NEW fluffy white towels. Keep it simple/spa like. Pulling down the tiles is a big messy job. Good luck!
I would agree with removing the palm tree borders, countertop flowers, clock, and replacing the rugs with white ones. I don't think it's gross to have a rug in front of the toilet, that's normal. I would say paint the door and window trim white to give the bathroom a very sterile appearance - you're trying to sell it, so what people are looking for is "clean," not "personalized." If you have money, then replace the glass shower doors with new full glass with a swinging door, or at least crisp curtains. Not being mean, but from a buyer's perspective, the current silver trim looks cheap.
Take out the framed shower door in lieu of a fresh, white curtain.

Anyway - ditch the palm trees and rugs. Get rid of the shower doors and put up a nice white curtain. Paint all the wood, including trim around doors and windows and the vanity white. Replace hardware on the vanity and door knobs, (assuming they are old) with the same metal, maybe brushed nickel. And, if you can do it, replace the counter top and sinks. Those petal shaped sinks in the faux mabre counter are really dated. Make sure the lights are, at least, all working and in good shape - one looks like it might be coming off? Or, better still, change out the lights. None of this is very expensive to do.
I agree with everyone who said to rid of palm trees. The last thing you want to do during open house is to "personalized" the house. You want the buyers to be able to imagine what it would be like if they had the space. Go w/ anything neutral would be a good start. =) Good luck! I personally think it's otherwise a great bathroom!
Quick and dirty:
1) Replace vanity cabinet and ctop or paint them. Yes you can paint a counter top in extreme desperation.
3) Painting the floor tile is an option. But not recommended and the blue is kind of funky.
2) You can mirror the whole sink wall, or leave space at top and bottom to do accentuate the linearness (yes I made that word up). Leaving tile at the bottom will save you a whole lot of cleaning. I would do it on top of the tile, taking it off will be a nightmare off. OR leave some tile visible at top and bottom.
3) If you can't afford to tile the floor get some good rugs. Again painting in last resort, is an option but the floor doesn't look too bad.
4)Definitely lose the glass doors, if you can't replace up, curtain it up.
5) Obviously lose the palm trees.
6) Paint the molding around the window white.
Oh wait, forgot it was for resale.. in that case skip painting the tile (I re-iterate, to be used only indesperation) and just update the rest. Good Luck!
I agree with everyone who said removing the palm tree, rugs, and paintings. When selling you want to offer the possibility of design rather than over-designing a space with your personal taste. I would also paint the walls and the trim white. Keeping the space as stark as possible will modernize it. If you want to accessorize, a large green plant (bamboo for example) that is uniform and to scale to draw the eye upward would work better than the small eclectic arrangement. It is always cheaper to remove items than to replace. In that vein, I would think about removing the shower doors. They look dated. Changing the light-bulbs to a bright white can work wonders in a bathroom and will help make the tiles look a more icy blue rather than periwinkle. People looking at houses at your price-point (I am assuming it is priced to sell) will not expect a fully remodeled bathroom, but anything you can do to highlight the positive aspects (tile to the ceiling!?! jealous!) will definitely help.
Love the mirrors I think paint the vanity cabinets a brown so dark its almost black. it will disquise the outdated doors, remove wallpaper border, paint walls around tile a medium gray nothing too dark, replace rugs with one large long rectangle to hide floors maybe a bamboo or hemp woven rug, paint frame around window white to match mirrors and remove any all curtains if needed frost the window which is very cheap and easy to do.
If you feel like tackling a larger project remove glass shower doors and replace with a crisp white curtain if not really scrub them before open house get them as clean and clear as possible.
No knick-knacks in bathroom For open house except maybe a basket of towels or nice soap dish simple clean and modern
Without removing shower doors this remodel will cost about $100.00 or less!

that being said, the changes i'd make to it are:
- remove palm tree border
- replace 3 port-hole mirrors with a large, framed rectangle mirror across the whole counter
- replace shower doors with a curved shower curtain rod & white waffle curtain
- paint door jam & window frame crisp white
- paint walls & ceiling a soft grey-white
- paint cupboards a slate grey & change out hardware
- put down one large white bath mat in front of the tub
- replace lighting with something a little less 80's.
- take down mini-blind & install frosted film to allow light/block peepers
As someone who is currently looking at buying a house here's what I'd want to see in this order:
1. Remove all wallpaper everywhere.
2. Fresh paint. The walls look to be a cream color? I think that's what makes it dated/dark. The color of the tile is fine and will feel more modern against crisp true white. So paint all walls, maybe fresh coat on the ceiling, def the frame of the window. I would really not spring for new tile, it's too personal of a choice, if they're going to overhaul the bathroom it would be a huge waste of your time and money.
3. If you have the money, that countertop looks like it's fiberglass of some sort? I'd replace it with something inexpensive and white, Ikea is always a great option.
4. Agree with other posters about getting rid of the sliding glass doors and replacing with a crisp cheap white shower curtain.
As a buyer if I saw a space that looked clean and minimally decorated I would feel more inspired by the possibility to make my own changes to the space. Sometimes, when you're looking at tons of homes, when you enter a room that has a ton of things you have to change immediately it makes you feel anxious, even if it's not that much more work.
What Dulcibella said, most of that stuff can be done in one day for under $100. Then go to Home Goods and get a nice big silver tray, silver soap dispenser and a bunch of white hand towels. Roll the towels and stack on the tray on the counter between the sinks. Add a real plant, like an orchid, for extra points.
I love the mirrors too, but I think they are sort of shabby chic while the rest of the bathroom is modern. I'd change out the bath mats to something like a cream colored dhurrie cheap pair of rugs and paint the mirror frames the same dark brown that it looks like your window frame is, so they don't stand out as much. I'd probably paint the cupboard fronts the same color, and leave the counter tops alone, just because you start getting into money then and it would be a crap shoot as to whether you were choosing something that the next person to live there would like. And yes, sorry, but the palm trees should go. Can't tell if they are tile or a wall-paper border; hopefully you can prime right over those babies.
Please don't prime over the wallpaper, that's just mean to your future home buyer :(
I pretty much agree with everyone else.
- The main item I think that would help to update if you're going to spend money, is get rid of the counters. I think if you got a nice plain laminate that went with the tiles and then new sinks/faucets it would sell itself. But if you can't afford that, just do the rest below:
- Remove Wallpaper palm trees
- change the toilet to white (since it probably matches the bathtub)
- I'm either or on removing the shower door and replacing with a curtain. I think this could go either way. The only bonus is that a curtain would hide the blue tub until they opened the curtain. BUT at first glance they wouldn't notice it. I'd go for a nice clean looking white waffle shower curtain, and get matching towels to put out when there's an open house.
- paint the cabinets white or a chocolate/black brown colour and get new hardware
- paint the walls white or a nice cream
- New bathmat that only has a tiny bit of blue in it. Otherwise it's blue overkill with all the tile.

5. replace shower door with curtain (black/white geometric pattern)
6. get white towels
7. recover the stool in a modern bold print in black/white (and tile color if you can)

I agree that it's not that bad but here's my two cents worth. Like everyone else -remove the palm trees. All white towels and rugs, nothing on the counter when doing a viewing. I think I might paint the woodwork white but not sure. While I like those white mirrors, consider replacing them with mirrors in simple clean silver metal frames, square. Take the white mirrors with you when you move. I think the best way to sell this bathroom is go simple and clean in the decor and color scheme.
Oh and new toel rack/toilet paper holder to update the look. I don't mind the mirrors, but if your eally wanted to make the tile behind the sink disappear a bit a larger mirror would cover more of the tile. If you're really gung-ho then I'd remove all the tile except by the bathub. That way you can have more nice white/cream and it doesn't feel like blue overkill.
1. Get rid of the round mirrors and replace them with rectangular ones.
2. Get rid of the border and paint the bathroom bright white. Including the window frame.
3. Update the hardware on the cabinets. The existing ones are contributing to the dated look.
4. Replace Bathmats. Do one big rectangular white one in front of the sinks. This will make it more spa like.
I'm in the process of doing the same. The tile is probably ok. It looks like your problem is cosmetic, not layout. Some things I would do:
1.) remove the wallpaper border
2.) replace the vanity
If that's too expensive
3.) replace the vanity doors and top
4.) replace the shower door with frameless glass doors
5.) replace the oval mirrors with rectangular ones, preferably with a metal finish frame
6.) get rid of the overhead lights and flank the new mirrors with wall sconces. Three sconces in all, one at each end and one in the middle.
7.) replace the floor with something lighter, preferably large ceramic tiles set at a diagonal.
8.) replace rugs and towels with the highest quality materials you can afford. For some reason, buyers behave irrationally when they see new bath stuff.
9.) if he wood trim isn't precious, paint it milky white semi gloss.
10.) your fixtures look ok but if you've had them for awhile, replace them. I notice they are the single handled ones. I'd think about getting the two knobby jobbers.
Get rid of the wallpaper border, and put in Pergo flooring instead of the linoleum. We have that same linoleum in our bathroom, and it always looks dirty, even when it has just been cleaned. Also, maybe paint the dark frame around the window white?
Buyers are going to change things around anyway so I wouldn't do any major changes! I agree that a spa look can be easily achieved in this room for less than $50.
1. CLEAN! Declutter the shower (hide all shampoo/conditioner), replace light bulbs, make sure the place is aired out and doesn't smell like mold or damp.
2. Remove the palm tree border and center the glass art, paint if you have to
3. Remove the dried/dead flowers, replace with an orchid or nice fern. Orchids are in season and will really add to the whole spa effect.
4. Declutter the counter! Hide that clock and tissue box. Replace the hand towel stand on the left side with a woven/wood box. roll the hand towels up and put them in the box.
5. Remove the fuzzy rugs (and toilet topper, if you have one!), replace with one long rug for the floor in a neutral color.
In addition to the suggestions above,
Trade the beige light switch to a white one (plate & light switches).
It's a nice, clean bathroom!
First of all, I love the mirrors. You definitely should get rid of the palm tree border and take down the shower curtain door. I think a shower curtain rod with a nice crisp white shower curtain would look great.
I would also paint the walls a pale gray to tone down the tile and make the walls blend in instead of contrast.
Get rid of the bath/toilet mats and hang up some nice crisp white towels.
If it's in your budget, new light fixtures above the sink would look great. Those spotlights are a bit outdated.
Fixes that don't involve replacing the counter, tile or floor:
Lose the wallpaper border.
Replace the cabinet fronts with plain ones without the routed detail.
Replace the vanity stool with something more modern.
Fix that broken light.
I would chime in only to say don't bother replacing the toilet just because its blue, esp if it would be at the cost of replacing the counter.
All the other suggestions are good, Blue, and white, or blue and white and grey, or blue and white and black but no other colors.
I, too, would ditch the palm tree border and the furry rugs. The stool under the vanity - I can't really tell what it's covered with, can you go with something off-white or such that would match the counter?
If you can spend the money on one huge mirror, that would be absolutely awesome. Don't waste money on a framed mirror, just get a mirror cut to the required size and build a frame from some cheap molding from Home Depot (and paint the frame). That should not set you back too much and I think it would be a huge improvement.

I'd get rid of the tree and rugs, use all white towels and rugs, lose the shower doors and add a nice white cloth shower curtain. If you go with white and then add some spa-ish stuff, it will look much fresher.
Like most people said.
- Get rid of the palm trees, clock and carpet
- Paint cabinet doors white and change to modern looking handles
- Paint the door trim and window trim to white(also inside of door white if brown)
- Try to change the lights over the sink
- Try to replace then vanity (which might be a bit costly)
Remove the rugs.
Paint the cabinet chocolate brown. Update the handles.
Remove the wall paper. Paint the walls a very pale taupe.
Change the lights.
White towels, simple bath accessories.
Paint the mirror frames the same color as the cabinets (or replace all together)
Replace the light switches to white
Consider a rug that is grass cloth?
DECLUTTER and never use dried flowers when selling!

How much you can do depends on 1) your budget and 2) your DIY skills/guts :)
This bathroom has a lot going for it in the fact that it is HUGE...but it's dark and all the broken-up-ness of it distracts from that.
1) Paint it all white (except trim and cabinet base). Yes, all that tile. In the long run it's not THAT expensive compared to other options and less work than pulling it all down. A white bathroom is hard to argue with...the color of the tile is dating... Check around for prices of professionals to do it with their epoxy stuff. Usually, very reasonable. I'd do EVERYTHING white except the trim, and paint the cabinet base a nice dark woody color. You want that to be the focus.
2) Remove the glass shower doors and put up a nice, white, waffle-weave shower curtain...something with substance but not frilly white.
3) Replace the floor (which appears to be cheap vinyl) with white small or subway tiles. Yes, this will be some money, but ups the quality factor by a LOT. Put one long, wide runner rug in there instead of little rugs.
4) Get rid of the 3 mirrors and replace with one loooooooooooooooooooong mirror, OR just leave the two mirrors over the sinks (not one in the middle too).
5) Replace countertops/sinks with something that doesn't look like faux marble even though we know it's not.
6) Get lightbults that fit.
7) Ditch the venetian blinds for a roman shade in white. There's a DIY on here somewhere for how to make a roman shade out of an old set of blinds...
8) If toilet is blue, make it white!
9) Nothing on the vanity except a pretty apothecary jar/pump of clear hand soap and a maybe an old pottery pitcher or blue/white china vase (not clear so people can see when the water gets cloudy) vase of flowers in a pop of color...bright pink, red, peachy, purple-y etc. - all one color at a time, not mixed.
These changes should make this bathroom seem HUGE and bright. I'd stalk craigslist for deals...sometimes you can find perfectly great countertops and the like, and if your house sells before then, great! Then you didn't have to do anything :)

Bring in the light....if you can open you shade do so. You can use film or spay if the view is not good.
Take away the black bench..get either an inexpensive clear on from IKEA or Target or leave it bare.
Take away the the faux plant...put in a real orchid or low upkeep green plant..no other decor
Don't bother replacing any fixtures at all unless it is an expensive property.
Allow plenty of room for the new owners to make it their own.
I want to add for something like this, I think the best route is the cosmetic fixes that everyone mentioned above. Unless you do a complete gut renovation, it will still be an older bathroom. But it wouldn't be smart to do a gut renovation.
Most buyers don't want to walk into a situation where they are assessing what they think has to be done immediately. I think if you can get the point across that this bathroom is passable for a nice clean fresh bathroom, potential buyers won't see it as a red flag in the house, and that should be your main goal here.
1. say 'see ya!' to the palm trees, you can head south if you want to see palm trees again.
2. Toss the little blue mats and replace them with just one larger striped or geometric rug to cover the linoleum tiles.
3. Paint out the cabinets in a chocolate brown, it'd look great against the blue tiles-that's a classic combo.
4. If you could splurge on it, replacing the faux marble counter would be a good idea. I'd keep it light in colour though.
I agree with most of the readers. You shouldn't really have to do too much work at all, the tiles are fine.

OMG I can't belive the negative comments or suggetions its a beutiful room nothing needs a change. You have beautiful taste its perfect.
If all the rest if the woodwork in the house stained I would be reluctant to paint it in the bathroom. If other areas already have painted woodwork go ahead and paint it white in the bathroom. If you don't paint the woodwork then paint the cabinets a dark brown/black. Use an eggshell/low sheen paint so the details on the doors disappear. If you paint the woodwork I would change out the doors on the cabinet. I would lean toward the dark paint option. The room is large enough that it can take some dark details and the contrast with the tile would look great.
The "no dollar/low dollar" things to do:
1. remove wallpaper border & repaint to match tile color
2. replace old outlet and switch plates
3. remove rugs, except possibly one nice one in front of the tub
4. replace door pulls and towel bars
5. replace lightbulbs with ones that don't stick out below the fixtures (I think they are canned lights?????)
If budget allows:
1. replace countertop
2. replace faucets (including tub to match)
3. replace shower door with frameless clear glass doors (if tub and shower is presentable, othewise remove existing doors and install rod & shower curtain).
4. replace miniblind with wooden ones to match the wookwork

The super easy option would be to ditch the rugs, switch out hardware, strip the border and paint. I'd say the easy option would be to reface the drawers and door for your cabinets and replace the mirrors with something more modern (or even just painting the frames black instead of white.) The hard option would include putting up new light fixtures (those aren't too intrusive, but they are kinda ug) and replacing the shower door, or just taking it down and putting up a cute curtain. The super-hard option would entail popping a hole into that bulkhead to see whats in there and if you can knock it down and patch the drywall.
Dang, I wish we could edit- I'm changing my vote on the mirrors- they look fine as-is, concentrate on the light fixtures instead!

Will cost hardly anything and look miles better.
Remove paper. Replace door fronts. The curves look dated. Look for something straight and unadorned. Reuse cabinet knobs. Replace drawer knobs with something also not curved. The mirrors are okay. But maybe better sans frames. Someone mentioned teak mats (might look great). Or white thick chunky mats. Replace bulbs with something that does not protrude. Cover glass door with white (or even better a greigy or slightly warm linen) cotton shower curtain. It will appeal to the idea of no glass doors while keeping the doors for those who prefer them. White paint for everything including trim. It will harmonize better with the painted trim of the bedroom.
If the changes you make can't be done for less than $100 I wouldn't do them...remove the paper border, new rugs, remove accessories, clean clean clean everything in sight until you can't clean it anymore...that's what the buyers will notice, how super clean it is, not what knobs are installed. They want fresh and bright and super clean.
Yeah I agree with DONALDN- This is the one place in the house the NEEDS to be SUPER clean. And that shower door thing isn't doing you any favors. I also agree with everyone about the palm tree border. I had more of an issue with those items than with the mirrors...
Don't paint the tiles! As soon as you do that buyers will assume your hiding something.Don't do it!So far the ONLY complaint your getting is that you need an update.Keep this in mind before you do anything.
Is the electrical and plumbing in sound condition?If it is,be aware that updating will most likely not require the new owner to put much expensive investment in immediately.They are complaining about cosmetics and not structure.Do not pay for their upgrade when selling.This room is a far way from needing renovation.If you go low on price to accommodate cosmetics,you will be paying for reno that a new buyer won't be doing any time soon.If ever at all.
SPA and Hotel are the buzzwords in bath design for most people today.With that in mind...clear the clutter immediately and remove anything that is of a personal nature to you.Clean everything.Remove wallpapers of any kind.Do not paint tile if it's not damaged.If you decide to paint out in whites, keep in mind ,that all whites are not the same.They can clash due to tones in the paint mix.Neutral and clean is what you want to present to a buyer.Remove the mirrors and set them aside for now.Pick a unifying colour and paint out the ugly.Look hard when done.If the walls were colored does it bring the walls and fixtures into balance ?Can you find a blue grey tone that brings it together.This is what you need.before you paint the walls consider these things..Do you need new light fixtures?Shower doors not presenting well? Hardware on vanity need an update?Floor ugly?This is when you start adding back to the room with an eye to keeping it unified and impersonal.Fixtures should compliment each other.Accessories and textiles should blend harmoniously.
Your in a bind with the shower doors.Some people like them and others don't.If you remove them make sure the bath area is spotless and not hidden by the curtain.You can hang bath sheets on the doors or you will need to install an appropriate towel rack.Make sure it matches the hand towel holder.Vanity hardware included.Faucets might need to be considered for a swap out.
Double sinks add value.Vanity room adds value.If the sinks and toilet are 'blue',change them out.This is what the buyer will do,so you might as well do it yourself and not lose big money.Linoleum is cheap and easy to install.Consider that as an investment that saves you money.If the sinks and toilet are white and the tub is another color consider resurfacing the tub to match.That's not expensive either.I'm in Canada and could do all the above very cheaply.The investment would be worth it to me because dropping the sell price to accommodate a seller wanting 'updated only' would most likely exceed 10 thousand.I wouldn't give that to a buyer,who I know very well ,won't put much more then a few thousand tops into existing structure, in as good a shape ,as this room.
You have a beautiful room.It's a long way from needing any kind of demo to sell OR consider purchasing.It is a buyers market in most of North America,but that doesn't mean it's ok for a buyer to hose you.Empty the room and layer anything you put back into it one at a time.You can do it!Good luck.
From the pictures, at least, the only thing that really bothers me about this room is the palm trees--they have to go! The tile is ok, the mirrors are nice, the wood trim is something some buyers will appreciate, even the cabinets and lino floor are relatively inoffensive. I also like the idea for one long runner instead of the multiple fluffy rugs. I'd ditch the bench and maybe replace with a wicker basket stocked with some nicely rolled white towels (see, e.g., Pottery Barn catalog). A coat of clean white paint for the walls is a good idea, as is removing the shower door if it's easy to do. I'd take the decorations and stuff off the counter, and maybe replace just with one bottle (not bar!) of fancy soap and lotion, and a live orchid. Finally, I'd replace the yellowed light switch cover with a clean white one, and consider replacing the cabinet hardware with something more modern.
Are the tiles running all the way down the wall behind the vanity area?I hope so because If they were ,you could possibly have a very modern vanity area ,without any huge investment on your part.
This might work to your advantage in regards to the dated vanity itself.You might want to consider having two inexpensive separate sink vanity areas installed.That would immediately update your existing tile job.Depending on the current home values in your neighborhood, that could really modernize this space.if you could go that way. You might need just some paint on the trim,unified accessories and beautiful textiles.I was thinking pedestals or two small matching cabinets.If you can or decide to go that way.Match the existing wood or paint out and match that way.Possibilities are endless with this room.I don't envy the spot your in.If I was buying I could do so much with this room.Takes imagination that most people,especially buyers,don't have or care to use to the sellers advantage.You have a great room here....don't lose on the sale....go for it and every cent you can get!
Take down the palm trees, get rid of the blue bathmats (a non-shag white is cheap and easy), and make sure the lightbulbs are all appropriate wattage and temperature for optimal light. I would also say to take down the shower door if you can and put in a simple rod with classic (think Restoration Hardware) shower curtain rings and curtain. Paint the wood trim on the window white to match the cabinets and put out new white matching towels when the house is shown.
I am trying to sell my 8 year old condo. Meanwhile we are looking at homes and I feel that as long as it is a good layout I would negotiate and buy it! Simple things that could help hook a buyer would be paint the trim white, replace the hardware on the cabinets, and take down the palm tree border. I love the mirrors and the items you have on the sink.
Don't spend more than 50 buck on updating because if someone likes your house they will negotiate!!!

My one concern about painting everything white is that it will make your floor look dark and dingy. Replacing the hardware on the vanity would also help make it seem modern.
And don't remove the tile - its a huge and expensive job.
they're right. it needs a full update. the lighting, the vanity/counter/cabinets, the linoleum, the tub/sliding doors. the mirrors are not the problem. a big mirror would be going in the opposite direction of an update. the entire counter/cabinet is out of date. so price out replacing that. the tub/shower door unit would be a bigger fix.
put fresh white paint on the walls. remove the palm tree border and all rugs, etc. de-personalize whenever showing. the plate and everything on the vanity must go. (can you see into that mirror when sitting on the stool?) remove the stool too. replace all the bulbs and make it as easy as possible for them to see themselves living with it for the first few years.
As a whole, it's a nice bathroom.
You can take three basic steps to update it :
1. get rid of the palm trees border
2. change the two round mirrors to one, big rectangular one (mounted on the tiles without a frame)
3. change the grey rugs to white or ochre ones, to make the place less sombre. You can also change the shutter on the window to a curtain, same color as the rugs.

Simplify: No palm trees, art, or flowers. Stick with white towels.
Paint the woodwork (cabinet, door, doorjam, window frame, etc.) all one color that matches the walls, so that you have the classic color balance of 60% (light = white walls, ceiling, counter top, towels, floor) / 30% (medium = grey tiles, counter veining, brushed aluminum fixtures) / 10% (very dark: soap dishes, stool, clock, tissue box).
Leave the tile and mirrors behind the sink, but get simple brushed aluminium frames that echo the shower enclosure and the light fixtures.
Get simple brushed aluminium handles for the sink cabinet, too.
Leave the tile alone.Seriously,you don't want to go there.
Check BEHIND the vanity and see if the wall is tiled to the floor. That would be a huge bonus for updating the room to sell.
The vanity, itself alone, is dating the room immediately.Never mind anything else.If I was willing to invest any amount of money into the room,with a mind to selling,the vanity would be replaced.If you get rid of the shower doors, change out the faucet trim,so it matches any changes made to the vanity area.
I'm with LADY J on this.....get rid of the vanity if at all possible.

From a buyer's perspective, it's definitely dated. Get rid of the border, rugs, art and flowers first. If it's possible to get rid of the blue tile, then definitely do it cuz that's the biggest turn-off. You'll probably have to repair under the tile and I'm not sure what that costs.
Make sure all the lights are working so the bathroom looks bright. If possible, change out the fixtures to one with double bulbs for more light. Paint or re-paint the walls a bright white, they look a little yellowed.
People want bright, clean bathrooms, esp when looking at an older house.
Consider all of the above. At the least get rid of all the clutter and get some big, fluffy white towels to hang.
BARE MINIMUM: Ditch the wallpaper border and paint the wooden trim something neutral. It sticks out waaay too much. If you can, get a new countertop and/or get rid of the sliding glass doors on the shower. If you want to go all out, get new cabinets and some modern looking accessories. If you try to go cutesy it'll just exacerbate the older tile. The tile really isn't bad, I'd only address that if a potential buyer wants you to include renovations or a stipend for renovations in the closing.
I agree with everyone who things the palm tree border should go. I also think the artwork is distracting and doesn't coordinate with anything in the room. I'd either replace the miniblinds with wider (wood or faux) blinds, which I think look more modern, or ditch them all together and frost the glass. I'd also get that clock off the sink counter - it's just not a bathroom clock to me.
I would NOT paint the woodwork around the window, even though it does starkly contrast with the rest of the room. A new owner could easily paint the trim, but it's difficult to undo. It looks like it's in good shape, and it looks like you've left the rest of the trim (in the bathroom, anyway) natrual.
As far as the rest of the room goes, I think what you change depends on what you keep. I think you could paint the vanity and mirrors black and update the hardware, and it would give the room a much more modern feel, without changing much else. If you're going to keep the shower doors, then the vanity and mirrors should be updated - at least the hardware. If you're going to replace the shower door with a curtain and rod, a curved rod with a white curtain would be nice - just be sure to hang it back a few inches so the closed curtain doesn't make the room look too narrow.
We painted the bathroom in our last place before we sold it and put in a new light fixture and I was amazed at how those 2 simple changes made such a big difference. And I don't think this bathroom needs a huge overhaul; but I'd get rid of the wallpaper border and update the vanity with more modern mirrors -- either simplify to one over each sink, or as another commenter suggested (and I've suddenly gone blind and can't find whose comment it was now) one large mirror. I'd also paint the vanity cabinets white to brighten it up a bit.

Buyers can be so unimaginative - your bathroom is functional and spacious, and I would be tempted to leave as is. Having said that, it would look great if you painted the cabinets, trim and mirror frames a dark, glossy shade, swapped the fluffy mats for a white runner, and cleared the counter of all knick-knacks. Good luck with the sale.

people want to see themselves moving in without having to rip it out from day one, doable but not a turn off till they will put there stamp on the place. I like the mirrors, something new and too modern makes all the rest look all that more dated.
If you have already listed your home for sale I would say it is too late to do more than do basic tidying up and removing some objects that are distracting.
If you haven't done the bathroom up to this point it is likely someone will buy the house and do their own thing should they so desire.
It's almost the exact footprint of the other bathroom being featured now. Take a look at their counter/storage space. Could you just remove the doors, paint the vanity a shade darker than the tile, remove the stool and add shelves. Light baskets inside the dark frame will be nice.
ditto all the other removals -- although I'd prefer a glass shower wall that folds out of the way to a curtain. Be sure and share the after pics! :-)
I'd also like a single long mirror over the vanity stretching from wall to wall with 3 rows tiles still visible above and below. Sleek and light.
I would remove the palm tree border. Replace the bathmats with white woven ones. I would also remove any decorations like the wall hangings and the flowers. Replace the dead bulb. Also, It looks like there are 3 mirrors... if so, I would remove the middle one. Good luck with selling your place!!!
Paint the walls with a cool gray.
Paint the cabinet a darker charcoal gray. Replace the hardware with something more up to date...silver to match the sink hardware.
Paint out the window frame white. It would be nice to remove the mini blinds...unless they are brand new they tend to collect dirt and dust. A small white curtain would look better.
Remove the shower doors and replace with a white shower curtain.
Remove the art work and wall paper.
Remove the three mirrors and replace with just two larger square black or gray framed one. (It will have a more modern look)
Replace the pot lights with two pendant lights on either sides of the mirror. The absolute worst task lighting you can have in a bathroom is top lighting, side lighting is the most flattering. And if a potential buyer looks in the mirror and likes they way he/she looks in your house that is a good thing.
Lastly remove the two small bath carpets. If you have the budget you can replace with a larger 3x5 carpet with low or no pile in front of the sinks in a gray tone.
All in all the remake should not cost more than $300.

I always think it would be helpful if the submitters included a general picture of their home. Like is it a single family home (which I'm randomly assuming it is), a condo, a townhouse? Where is it located? Based off the general look my totally biased assumption is it is a single family home in the burbs or country. Knowing these things makes it a lot easier to tell what buyers might expect when looking at the home. I think its safe to say that home buyers in a major city look at highrise condos would generally be looking for a different style than people buying a home in the burbs.
Now regardless of where you are. I'd suggest:
-painting the bathroom a bright white (clean, and it allows the new homeowners to decide what they like - people don't do beige. Despite what real estate people say its generally an ugly neutral.
-get rid of the wallpaper trim
-put in a shade ---- I really like the idea of a roman shade like this (in whatever color would make the rest of your home - perhaps dark blue)

Based off the chairs in your hallway I'm assuming you have a fairly traditional house that being said I'm sure that the buyer will understand that the bathroom isn't perfect but no house is.

Just do minor things and allow plenty of room for the new owners to make it their own.
Nothing wrong with the tiles, nothing wrong with the shower doors.
Repaint the walls and ceiling crisp white.
If the toilet seat is not white, replace it with a white one.
Have everything very clean, put 2 nice white Orchids there or fern is nice as well, nice white rugs, and replace the light bulb. White towels and maybe some bamboo soap holder and an Ikea Bamboo tray with white rolled up towels on it. That´s it.
A huge frameless mirror as big as the tiled wall would be nice, but I wouldn´t do it, the mirrors are ok. The buyers will anyway adjust anything in the house to their taste.

I think taking out the border and the rugs would be the most effective way to make the space feel more updated, closely followed by changing the window treatment. Also cleaning out some of the miscellaneous items on the vanity and replacing them with pieces that bring the space together more might help give it some continuity. I've placed a big black thing there on the vanity that represents a black lacquer tray. This anchors and divides the vanity, providing some restful negative space for the eye. Adding some well defined blocks of interest to the walls help liven and modernize the space. Tin ceiling tiles in black frames might do the trick. A bold black and white bath rug paired with a coordinating soap dish on the vanity tray help to tie the look together. I hope this helps.
You can fix this fast. Paint, paint, paint. And a few little things.
Paint over the walls white, and over the palm trees.
Paint the cabinets white, so that there is less blue, and they top of counters blend in better.
Paint the window frame and door frames white.
Paint the stool white, and recover it with a simple white.
Replace the light switches with white ones that match the mirrors or simple silver ones.
Replace the rugs and towels with new white ones.
get rid of clutter on counter.
if you have a little more time and money
pay someone to pull out tub doors, and put in a white curtain. and, you can have someone paint the tub white, and get a new white toilet.
Replaces the dome lights with simple ones flat to the ceiling, or maybe some cute white or silver fixtures.
Replace floor with white, white tiles would be cute but more expensive.

find some cute lights so you can change out the domes. ones that are flush with the ceiling would be basic. but you could find some cheap silver or white metal ones?
