What I Love About My Small Home:
We designed our "zen loft" inside what was a 2 car garage so that we could live in Portland's best neighborhoods while someone else rents the house to pay our mortgage.

We designed/built almost everything inside by hand and from reclaimed and local materials (including the cabinets, custom furniture, lighting and a island bar that rolls out to seat 6 for dinner).

We splurged where it mattered to us. The garage door was replaced with an accordion system that floods the loft with natural light and allows us to slide the doors open and remove any line between indoors and out. Our kitchen is a chef's dream and our bathroom is a spa-like wetroom with curbless shower and dual heads.

Our home may be small, but we wake up each morning feeling like it borders on luxury. It works well when its only the two of us sitting by the fire, or when hosting parties for 20.
Three of My Best Tips and Tricks for Creating a Successful Small Space::
Design the space around your life. If you spend most of your time in the kitchen it should reflect that in layout and square footage.

Do everything you can to break down the barrier between inside and out.

Built in storage is key and flexibility is a must. Everything not only has its place but many have more than one use.
