Name: Ann DeOtte & Bart Kaufman
Location: Capitol Hill — Seattle, Washington
Size: 900 square feet
Years lived in: 1 — rent
Large windows with treetop views, high ceilings and gorgeous wooden floors; Ann and Bart certainly lucked out with their home in one of Seattle's oldest buildings. But an open plan space has its own set of issues. The first is figuring out how to let the architecture shine while still creating a sense of coziness in Seattle's damp and dismal days. Then there's pulling this off on a tight budget. Both of these challenges require a good deal of patience.
Luckily, that's something Ann and Bart have in spades. Mixed in among their IKEA staples are finds from Craigslist and local vintage stores that were acquired over many months. For instance, the dining room table took them over six months to find but only cost them $60. The second-hand chairs took almost a year to find but after nearly giving up, Ann found the complete set for only $50 on Craigslist. Hand-me-downs — like the bedroom quilt made by a family friend, the afghan made by Ann's Great Grandmother or the bureau from her father's childhood room — filled in the gaps.
Some people might feel that hiding things is the way to go in an open plan space. For Ann and Bart, keeping things out lets people know at a glance who they are and what they enjoy — like the art supplies they both use for work and fun. Ann's the owner of Iva Jean, a bike and fashion lifestyle company as well as the marketing manager for Mithun, an architecture, planning and design firm. Bart is an artist and animator whose work can be seen in such games as Sly Cooper and InFamous.
Apartment Therapy Survey:
Our Style: Eclectic, Grandma Chic meets Urban Artist.
Inspiration: comes from memories of my Great Grandma's house and the coziness of the Sohn Farmhouse (a place I grew up staying the weekends) in Northern Michigan. I also love looking through The Selby — it seems like the most honest collection of living spaces out there.
Favorite Element: I love the windows and all the light they let in, as well as the view of the surrounding trees. I shouldn't forget the newer wood floors — yumm.
Biggest Challenge: Finding ways to use the open common spaces for multiple uses.
What Friends Say: People often say that our house is welcoming and a great place to hang out.
There is nothing quite as flattering as that. I like the idea that people feel like they can grab a blanket and a glass of wine and stay a while.
Biggest Embarrassment: Oh, the blinds. I just can't justify spending the money on window treatments for a rental.
Proudest DIY: Adding the half wall of bookshelves to separate a workspace for Bart was a critical move in defining our space. It seems that the first instinct is to put everything against a wall, but this allowed us to create pockets of use in an otherwise open room.
Biggest Indulgence: We are pretty frugal. The biggest splurge so far has been the living room rug and sofa — two of our few, new purchases. Most of our furniture is secondhand or vintage. I spent a chunk of change on my desk as well, but it came from Space Oddity in the Ballard neighborhood of Seattle.
Best Advice: To create a space that you can actually live in. We also wanted to make sure that it felt like both of our places — sometimes my aesthetic is more forward, but I tend to do more of the hunting. I always make sure to get Bart's input — I love that he plays a part and cares about the aesthetic and function of our apartment.

Nomade Express Slee...
I love this house. Great bones, and the hardwood floors are just beautiful.
WOW! Just beautiful. Great mix of modern and classicals. What great structure you guys have. Looks so cozy.

YAY Seattle! Capitol Hill boasts amazing architectural spaces & this one is a prime example. Love it. I especially like your eclectic art collections. FUN!
Yes! Thank you. Finally a house where:
- the kitchen is being used
- the bookcases are filled with books and dvds and not just one decorative item per shelf.
i.e., a real home.
I love this house! All the windows are incredible.
Yes, the house has great bones—that is the best feature. I love eclectic, for sure, but I don't personally find the styling to be inspiring in the least. The bedroom? The kitchen? This posting is not up to the AT posts i have come to expect. Congrats on some of the great finds...keep at it.
Great post. It does really look lived-in, and accessible - "doable" even, which is refreshing to see here!
so cute! i can tell you guys are awesome. BUT... just say no to visible dvd storage!
I love it. It's great to see a lived-in house and not just another page from a furniture catalog.
Love that radio.
I love those gallery walls! Matching frames/mats/anythings are overrated. Matching sucks.
A lot of wonderful details.
Yay, another Seattle/Cap Hill person! Love it.
love it!
i esp love the painting over that chair, with the cowboy boots!
Love it - love the city, love the sofa, love the hardwoods love the whole thing!
I adore the front room and all those beautiful windows.
the fact that you have a morvern callar poster in your home makes me so happy.
Hey, a real home!
Thanks for the break from all the "set-pieces" of architects.
Nice rental-beautiful HW floors. The kitchen is wee tiny but I guess it's worth the sacrifice for the rest of the home...
Love your artwork. What are those frosted sausage-link things hanging outside?
I love the color of your living room. Any chance you could share the name?
Love this! A home that actually looks lived in! People who actually use the kitchen! Shocking. I am in love with your living room furniture.
Quelle rental!
I especially love the little table for two by the window behind the loveseat. So sweet.
As others have mentioned, it's great to see a place that doesn't look like a furniture catalog. I suspect that your place isn't always quite so tidy, but I also suspect that that doesn't detract from its welcoming nature.
Thanks for sharing your home with us.
A lovely house that actually feels homely, well done. I would put a good-sized pendant lamp in your living room, though. That ceiling lamp is looking like a mosquito bite :-) I totally agree that patience is a virtue when it comes to furnishing a house.
Very nice and cozy home!
Love everything!
There's nothing wrong with flaunting your DVD collections out in the open, me think.
the structure of the house is gorgeous and i love the juxtaposition between the classical details and the modern furnishings/lighting. also the art is fantastic! to be completely honest, some of the areas did strike me as a bit 'college-dormy', such as the desk area, the bedroom (is that just a mattress on the floor??) and the kitchen cabinets (messy). but as others have commented it is refreshing to see a house that isn't so 'styled' and is a little more real.
I agree with you, daylight, my visible DVD collection is on par with my book collection; I wouldn't DREAM of hiding it!
I love this apartment though. It feels doable and the windows are to die for! It also gives me hope because hearing that it took over a year to find the perfect dining room set makes me think it's not so bad that I'm holding off for the right combo of style/price on the same purchase myself! My crappy card table will do for now. :)
I love it when you don't have to put anything on the windows so you can let all the light in.
I'm super jelly. Wish my 1 bedroom was this awesome. And that purple sofa and loveseat set is to die for.
Props for the Dave Eggers book.
love this house... makes me want to move to the NW.
I like this house very much. It has a loose, unforced, casual style. It's cool but not trendy. & Though it's not something I would do in my own house--I like the dvds out in the open--it says this is who we are & this is what we like. Makes me feel comfortable to see those shelves of dvds. The only thing I have reservations about is that line of boots & shoes next to the bed. Looks interesting--but used shoes always seem a little smelly to me even if they aren't....
I love your house. It reminds me of my house (which I think is a compliment and not conceited)!
I really love the apartment itself, very nice layout and beautiful bones. I also totally agree with their aesthetic on not spending a lot in furnishings, and for the most part I think that have done an excellent job with that. However, I personally (like another commenter mentioned) am not inspired by cluttered open shelving and shoes lined up along the baseboards.
I love it - mostly because the layout is similar to my new place, and our styles are similar.
A question then - if you weren't renting, what would you do for window treatments instead of the blinds?
This is the best house I have seen in any of the design blogs, mags, articles.... I can actually see real people living there who have a personality that shows in their surroundings. I would be comfortable being there as a guest as well as an outside observer looking for a neat idea. Outstanding!
Am I the only one that thought it was just meh?!
I'm in love with the blue benches.
What a lovely color you've painted your dresser! Nicely done - can definitely tell that some fun, laidback, creative folks live here. Thanks for the tour and for reaffirming that both Dave Eggars and Stephanie Meyer can be perfect bedside companions!
I love this place. I reminds me a bit of Urban Outfitters with a touch of class and modernity or rather Anthropologie not overdone. I think it reminds me a lot of me although I can't relate to some of the items like the cowboy boots but I like that it mixes the past and the present. I think it just screams "this is who we're nothing to hide and we are not shy" here which is great. Heck even the Sterilite storage is on display.
This is a great place! I love it and Moondust you are so correct!
This is a place I could move into, so comfortable and cozy...don't hide the dvd's!
LOVE it!
Great house. I have been looking for a mid-century style couch in that purple-ish color. Can you tell me which style from Macy's it is and whether it was a stock color? Thanks!
nice place... feels like home
Amazing! I am likely moving out of the neighborhood in six months (end of lease) and am already feeling the pain. Gorgeous place, Ann & Bart!
and u have a dalarna horse
I've been coming to AT daily for almost two years, and it was this post, about a real live rental in *my* neighborhood that has inspired me to start an account so I can comment.
I've always wondered about the lack of Seattle-based home tours, because I'm sure with the combination of creative types and money, there are quite a few lovely homes worthy of a tour. However, might it be that like Ana and Bart above, most Seattleites just don't give a monkey about high-design and instead want something comfortable in which to spend their time?
Don't get me wrong, I love the fancy things I see on AT, but it makes me sad to think that people are knocking this tour for its lack of design. I look at this tour and think, man, if I can even get my stuff together this well I will have attained the apex (for me).
I just moved into a similar unit on First Hill (Capitol Hill's little sister to the direct south) and am excited to try my hand at getting anywhere near the level of pretty, unfussy design that I see above! Thanks for sharing!
Question: By whom is the painting/print of the couple in cowboy boots in the sack, and where can I find it? I looked through your listed art sources and I can't seem to locate that one. Love it!
Mmmm...I don't know. The architectural details are fabulous (but pre-existing) as are the amethyst couches.
I see scale "things" that I cannot get past. Example: Huge, beautiful windows, teeny bed side "tables". Random things put together--quilt with afghan or cool narrow side table with globe and too much what not on it.
Maybe just need to redistribute and edit a bit.
No offense, just my opinion.
Great architecture. Great place, but it's odd how the place looks overly-stylized and yet under styled all at the same time. There are many interesting things, and I love the youthful energy. But there is so much clutter everywhere. I imagine this is a young couple who's style will evolve.
It's not that I don't like this style. It's just not my style. I am a little baffled at the comments when we see homes like this. I wonder if commentators are reading the same blog I'm reading. "Finally, a real home...," etc.
I see a large variety of homes on AT and many, many homes are cluttered and have a lot of stuff. And just because someone's home is free of clutter doesn't mean it's not real. Many people prefer to live more simply.
I think this home looks comfortable, which is great, and the fact that it works for the inhabitants is even better. I just don't know that it was worthy of a house tour. I feel like I just looked at a hundred pictures of their living room. Oh well... whatever... cute home guys.
Thank you for all of the sweet comments and quite honestly, the critiques. We are still working out how to deal with the bedroom and would love any suggestions - it's wonderful to have the big windows, but also quite limiting with furniture selection and arrangement.
I'm pretty happy to say that we were able to get a storage unit in our building and are hoping to take a stab at moving out some of the goods we don't use on a regular basis making better use of our huge walk-in closet. I definitely think that our style will evolve and look forward to seeing that.
Last, I can answer a few questions and comments: the (Corona) couches appear purplish, but are really a deep brown; I'm not sure what color the living room walls are since our property manager painted them and we can't touch them; the painting in the bedroom is from a Seattle artist named AKAK - I can't find any information on him these days; the mattress is not on the floor, though the angle of the shot makes it appear that way; the glass pendants are remnants from a chandelier purchased at Bitters Co. in Fremont.
Thanks again - it's been so fun to share our place!
The view you guys have from your windows is beautiful! I look out my window and I see an alley...
So jealous of the windows & floors.
Natural Light, Natural Light...sigh...where do you buy that..LOL!
Really nice house. All those windows! Yum.
I love the natural light but don't you put curtains? its abit too bright sometimes.. by the way, how much is the rent? if you don't mind though, I'm planning to get my own place since my mom wants to kick me out of her house..lol
