See How a Home Stager Transformed a NYC Home (and Got 7 Offers in a Week!)
For six months, Coldwell Banker Warburg listing agents Lisa Chajet and Rashi Malhotra struggled with a home in New York City that just wouldn’t sell. The apartment property had been on the market for half a year with no interest, even with multiple price drops. The agents knew they had to do something — so they took the home off the market and called in agent Jeremy Kamm of Coldwell Banker Warburg, the founder of Rubrik Staging Co.
Kamm staged the home over the winter. Every room saw updates, but one of the bedrooms had a drastic overhaul. Initially the space held a bed frame and a mid-century modern-style dresser, but it needed more.
“The room previously had the existing bed frame and complementary dresser, but that was the extent of the room’s decor,” Kamm said. “We brought in bedding and area rugs to complement the mid-century modern feel of the furniture, keeping things neutral, leaning contemporary, and even somewhat rustic to complement the rest of the home.”
Next, Kamm needed to accessorize the space to make it feel more homey and pulled-together as a cohesive design. He added “warm but bold art” and “quirky accessories” to accomplish that goal.
Overall, the staging was relatively inexpensive.
“The vast majority of the furniture, accessories, and art that were used came from the company’s existing inventory,” Kamm said. “At most, $1,500 was spent curating special items specifically for the whole apartment.”
The project itself took only four days, but those four days made a world of difference. Within a week of the staging project’s completion and the home being put back on the market, the agents had seven offers to choose from. The updates led to a bidding war, which ended with the home being sold well above the asking price.
“The staging completely transformed the space and helped buyers see the home’s full potential and the many unique qualities that were originally difficult to notice,” Kamm said.
